County of Lincoln, State of Wyoming, a Political Subdivision, acting by and
through its Board of County Commissioners, GRANTOR, of Lincoln County,
Wyoming, for and in consideration of Ten and no/100 Dollars and other good and
valuable consideration, in hand, receipt of which is hereby acknowledged,
CONVEY AND WARRANT TO
TODD D. BEATTY AND DONNA K. BEATTY, Husband and Wife as Tenants by
the Entireties, GRANTEES, whose address is P.O. Box 523, Afton, WY 83110, the
following described real estate, situate in Lincoln County and State of Wyoming, hereby
releasing and waiving all rights under and by virtue of the homestead exemption laws of
the State, to -wit:
AN ADJUSTMENT AREA OF LAND located within and being a part of Lot 1 and Lot
4 of Block 22 in the Afton Original Townsite, as located within Section 30, Township 32
North, Range 118 West, Lincoln County, Wyoming, with boundaries more particularly
described as follows:
BEGINNING at a Point which is the intersection of the common boundary line between
Lot 1 and Lot 4 with the common boundary line between land tracts of the GRANTOR
and the GRANTEES, located West, along said common lot boundary line, a distance of
165.0 feet from the northeast corner of Lot 4, Block 22, and identified by a steel T -stake
survey marker with 1" diameter steel cap set by RLS 164; and running
THENCE North, along common tract boundary line, a distance of 2.0 feet to Corner
Point #1;
THENCE West, parallel to the common lot boundary line, a distance of 43.5 feet to
Corner Point #2;
THENCE South, parallel to common tract boundary line, a distance of 123.1 feet to
Corner Point #3;
THENCE East, parallel to common lot boundary line, a distance of 43.5 feet to Corner
Point #4;
THENCE North, along common tract boundary line, a distance of 121.1 feet to the Point
of Beginning;
ENCLOSING an area of 0.123 acre, more or less;
EACH "Corner Point" herein described to be marked by a steel pipe corner fence post
set in concrete by the GRANTEES under the direction of a Wyoming Licensed
Professional Land Surveyor.

THE INTENT OF THIS CONVEYANCE is not to create any new or additional tract
or parcel of land, but rather to effect a minor property boundary adjustment between the
GRANTOR and the GRANTEES, such that the resultant tract of the GRANTEES will be
enlarged from an area of 0.625 acre to an area of 0.748 acre, with the legal description
thereof, heretofor described according to that deed of record in Book 526, Page 422 in the
Office of the Lincoln County Clerk, to be hereafter described as follows:
A TRACT OF LAND located within and being part of Lot 1 and Lot 4 of Block 22 in
the Afton Original Townsite, as located within Section 30, Township 32 North, Range
118 West, Lincoln County, Wyoming, with boundaries more particularly described as
follows:
BEGINNING at the Northeast Corner of Lot 4 of said Block 22; and running
THENCE West, along the common boundary line of Lot 1 and Lot 4, a distance of 165
feet (10 rods);
THENCE North a distance of 2.0 feet;
THENCE West a distance of 43.5 feet;
THENCE South a distance of 123.1 feet;
THENCE East a distance of 43.5 feet;
THENCE South a distance of 43.9 feet;
THENCE East a distance of 165 feet (10 rods) to the east boundary line of Block 22;
THENCE North, along Block boundary line, a distance of 165 feet (10 rods) to the
Point of Beginning;
ENCLOSING an area of 0.748 acre, more or less;
