In accordance with Statutes W.S. 34 -12 -102 and W.S. 34 -12 -103, we
Leonard R. Elfervig and M Recia Elfervig, are the Owners of
Thunder Canyon Ranch LLC, a Utah Limited Liability Company, whose
address is 23 Lone Hollow, Sandy, Utah 84092, being duly sworn on
oath according to law do hereby make the following statement of
facts and affirm:
That we, Leonard R. Elfervig and M Recia Elfervig, are the Owners
of Thunder Canyon Ranch LLC, a Utah Limited Liability Company, are
the owners and proprietors of real property shown hereon as
referred to in the Deeds recorded with Receiving No. 946067, in
Book 718, on Page 357, with the Office of the Clerk of Lincoln
County, Wyoming, within the NE1 /4 of Section 18, T33N, R118W, of
the 6th P.M., Lincoln County, Wyoming.
That the Subdivision from this property is with my free consent
and desires.
That the name of the subdivision shall be Willow Creek Ranch No.
Three, the Boundary and Encumbrances being more particularly
described as follows:
BEGINNING at a Point in the South line of said NE1 /4, said Point
of Beginning being 1,387.73 feet S88 41'43 "E, along said South
line, from Lloyd B. Baker PE /LS 698, 1998 location for the
Southwest Corner of said NE1 /4; thence N0 E 1,693.49 feet to a
point in the approximate Center Line of Willow Creek; thence
Easterly, along said Center Line, the following: S42 11'51 "E
103.80 feet, S89 37'01 "E 113.11 feet and N81 49'15 "E 12.03 feet;
thence NO E 1,089.27 feet to a point in the North Line of said
NE1 /4; thence S89 44'44 "E, along said North Line, 448.29 feet;
thence S0 W 2,719.47 feet to a point in said South line; thence
N88 41'43 "W, along said South line, 643.18 feet, to the Point of
Beginning, consisting of two subdivision lots, Encompassing 35.24±
Acres of land.
TOGETHER WITH: The 60 feet wide Easement, as referred to in the
Easement recorded with Instrument No. 882190, in Book 493PR, on
Page 386, with said Office.
TOGETHER WITH and SUBJECT TO: The 60 feet wide Non Exclusive
Access Road and Utility Right -of -Way Easement, being 15 feet
Southerly and 45 feet Northerly of the described line, as referred
to in the Deed recorded with Receiving No. 933384, in Book 673, on
Page 189, with said Office.
TOGETHER WITH and SUBJECT TO: The 60 feet wide Right -of -Way
Easement, as referred to in the Deed recorded with Receiving No.
946067, in Book 718, on Page 357, with said Office.
TOGETHER WITH and SUBJECT TO: The 80 feet wide access Easement,
along Willow Creek, through Willow Creek Ranch, as referred to in
the Deed recorded with Receiving No. 933384, in Book 673, on Page
189, with said Office.

TOGETHER WITH and SUBJECT TO: All Easements, Exceptions,
Reservations, Restrictions, Rights -of -Way and Improvements of
sight and or record.
That Narrows Willow Creek Private Road (AKA Willow Creek Private
Road), for Ingress, Egress, and Underground Utilities, as shown on
the Plat prepared by Lloyd B. Baker and Associates, is and shall
be granted to the owners, successors and assigns of Willow Creek
Ranch No. Three, Willow Creek Ranch, Willow Creek Ranch No. Two,
and the properties now owned or previously owned by the Deon F.
Heiner and Cheryl V. Heiner Revocable Trust dated May 16, 1997,
the Quinn R. Heiner and Hyesoon H. Heiner Family Revocable Trust
dated January 8, 2004, F T Investments Limited Partnership, a
Utah Limited Partnership, L V Investments, a Utah Limited
Partnership, and the Glenn W. Heiner Family Revocable Trust dated
January 15, 1992, within Section 7, Section 8, Section 9, Section
17, and Section 18, all within T33N, R118W of the 6 P.M., Lincoln
County, Wyoming.
That the Utilities Right -of -Way Easements, Narrows Willow Creek
Private Road and Cove Road, as shown on the Plat prepared by Lloyd
B. Baker and Associates, are and shall be granted to the owners,
successors and assigns of Willow Creek Ranch No. Three, the Call
property, as referred to in the Deed recorded with Receiving No.
950461, in Book 735, on Page 483, and the Jensen property, as
referred to in the Deeds recorded with Receiving Nos. 922049 thru
922052, in Book 632, on Pages 565 thru 572, with said Office.
That all rights under and by virtue of the Homestead Exemption
Laws of the State of Wyoming are hereby released.
