WHEREAS, Burke T. Valentine and Heidi B. Valentine, as
mortgagor(s), mortgaged to Mortgage Electronic Registration Systems, Inc., as
nominee for 1st Bank its successors and assigns, as mortgagee, the hereinafter
described real property by that certain mortgage dated June 12, 2008 (the
"Mortgage and duly recorded in the records of the office of the County Clerk and
ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on June
17, 2008, at Reception No. 939844 in Book 697 at Page 451.
The mortgage and note secured thereby were assigned for value as follows:
Assignee: Bank of America, N.A., successor by merger to BAC Home Loans
Servicing, LP fka Countrywide Home Loans Servicing LP

All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff in
and for Lincoln County, State of Wyoming, pursuant to the request and direction of
Bank of America, N.A., successor by merger to BAC Home Loans Servicing, LP fka
Countrywide Home Loans Servicing LP, acting under a power of sale contained in
the Mortgage, proceeded to advertise for sale and did sell the hereinafter described
real property on December 20, 2011, at 10:00 o'clock in the forenoon, at public
venue, at the front door of the Lincoln County Courthouse located at 925 Sage
Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, Bank of America, N.A., successor by merger to BAC
Home Loans Servicing, LP fka Countrywide Home Loans Servicing LP "Successful
Bidder made the highest and best bid for the hereinafter described real property in
the sum of $297,818.88, and the said real property was then and there sold to the
Successful Bidder on December 20, 2011 "Sale Date and a Certificate of Sale
was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming,
to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly
recorded in the records of the office of the County Clerk and ex- officio Register of
Deeds in and for Lincoln County, State of Wyoming, on December 20, 20.11, at
Reception No. 962413 in Book 778 at Page 167.;
WHEREAS, said Certificate of Sale was assigned to Federal National
Mortgage Association, its successors and assigns by that certain Assignment of
Certificate of Sale dated March 28, 2012 and recorded in the records of the County
Clerk and ex- fficio Register of Deeds in and for Lincoln County, State of Wyoming,
on \y\o 2012 at Reception No. LQ 44-� in Book

WHEREAS, no one has appeared to redeem the hereinafter described
real property under the laws of the State of Wyoming, and the time for doing so has
now expired;

NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that
I, Shane Johnson, Sheriff in and for said County of Lincoln, State of Wyoming, in
consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do
hereby TRANSFER and CONVEY, to said FEDERAL NATIONAL MORTGAGE
ASSOCIATION, whose address is International Plaza II, 14221 Dallas Parkway, Ste.
1000, Dallas, TX 752542916, its successors and assigns, all right, title, and interest

follows: Beginning at the Northeast corner of the Valentine mortgage property as
referred to in the mortgage recorded in Book 591, on page 812 with said Office, said
point being 782.47' North 89 °32'54" East along the North Line of Section 23 said
Township 31 North, Range 119 West, and 268.88' North 0 °07'00" East along the
West Line of the Brough property as referred to in the deed recorded in Book
283PR, on page 80 with said Office from the Paul N. Scherbel RLS 164 1980
location for the Northwest Corner of the Northwest Quarter of said Section 14 to the
Point of Beginning; thence South 89 °32'49" West, along the North Line of said
Valentine mortgage property, 250.00 feet; thence North 0 °07'00" East, parallel with
said West Line, 1,050.31 feet to a point on the South Line of the Northwest Quarter
of the Southeast Quarter of said Section 14; thence North 89 °33'20" East along said
South Line, 250.00 feet to a point in said West Line; thence South 0 °07'00 West
Along said West Line, 1,050.27 feet, to the Point of Beginning.
