Bernhardsen, as mortgagor(s), mortgaged to Mortgage Electronic Registration Systems, Inc., as nominee for GMAC Mortgage, LLC its successors and assigns, as mortgagee, the hereinafter described real property by that certain mortgage dated March 18, 2008 (the "Mortgage and duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on April 8, 2008, at Reception No. 938134 in Book 691 at Page 560. The mortgage and note secured thereby were assigned for value as follows: Assignee: GMAC Mortgage, LLC Assignment dated: September 2, 2011 Assignment recorded: September 12, 2011 Assignment recording information: at Reception No. 960948 in Book 772 at Page 654 All in the records of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, Wyoming; and WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direction of GMAC Mortgage, LLC, acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on November 22, 2011, at 10:00 o'clock in the forenoon, at public venue, at the front door of the Lincoln County Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and WHEREAS, GMAC Mortgage, LLC "Successful Bidder made the highest and best bid for the hereinafter described real property in the sum of $245,345.54, and the said real property was then and there sold to the Successful Bidder on November 22, 2011 "Sale Date and a Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on November 22, 2011, at Reception No. 962088 in Book 776 at Page 806.; WHEREAS, said Certificate of Sale was assigned to Federal National Mortgage Association, its successors and assigns by that certain Assignment of Certificate of Sale dated April 30, 2012 and recorded in the records of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on \AM A_ 2012 at Reception No. ONAC:70 in Book Q at pa ?W\ WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the State of Wyoming, and the time for doing so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said FEDERAL NATIONAL MORTGAGE ASSOCIATION, whose address is International Plaza II, 14221 Dallas Parkway, Ste. 1000, Dallas, TX 752542916, its successors and assigns, all right, title, and interest to the following described real property situate in U Lincoln County, State of Wyoming, to -wit: U, <4 x J LOT 126 IN NORDIC RANCHES (incorrectly shown 4 c on the mortgage as RANCHER) DIVISION NO. 9, a ShDeed Sheriffs Deed Bernhardsen 11-08365 r z 0 0 r z 0 0 c z 0 r rn m m v z z 0 TO HAVE AND TO HOLD said described premises, together with all improvements thereon erected and all fixtures and appurtenances thereunto belonging, to FEDERAL NATIONAL MORTGAGE ASSOCIATION, its successors and assigns forever.
