LYNN DIMOND, a single person, Grantor, for and in consideration of Ten Dollars ($10.00)
and other good and valuable consideration, in hand paid, receipt whereof is hereby acknowledged,
CONVEYS AND QUITCLAIMS to KIM CLARK and JILL CLARK, husband and wife, as tenants
by the entireties, Grantees, whose address is P.O. Box 244, Cokeville, Wyoming 83114, all of
Grantor's interest in and to the following described real estate, situate in Lincoln County and State of
Wyoming, to -wit:
Parcel 2 as shown on the below referenced map on file in the Office of the Clerk of
Lincoln County as Map No. 91 -A, Accession No. 830569, within Tract 41 and
Sections 32 and 33, Township 24 North, Range 119 West and within Tract Nos. 66
and 67 and Sections 4 and 5, Township 23 North, Range 119 West, Lincoln County,
Wyoming, Except that part shown on said map as Parcel 2a and described in that
record in said Office in book 395 of Photostatic Records on Page 866, secondarily
described as follows:
Commencing at Corner No. 4 of said Tract No. 41:
thence South 89 °57'33" East, 1406.86 feet, along the northerly line of said Tract No.
41 to the northwest point of said Parcel 2A on the easterly right -of -way line of the
Union Pacific Railroad (Oregon Shortline Railroad):
thence South 03 °19'51 West, 2440.52 feet, along said easterly right -of -way line and
the westerly line of said Parcel 2A to its southwest point and the point of beginning:
thence South 89 °57'33" East 2602.08 feet, along the south line of said Parcel 2A to
its southeast point on the westerly right -of -way line of U.S. Highway 30 North;
thence along said westerly right -of -way line as follows:

the right; southwesterly, 534.41 feet, along an arc of said curve having a central angel
of 10 °58'32 with a radius of 2789.79 feet and chord bearing South 05°36'31" West,
533.59 feet, to the northeasterly point of that exception parcel described in said
Office in Book 52 of Photostatic Records Page 344, and leave said right -of -way line:
thence North 74 °09'51" West, 2955.87 feet, along the northerly line of said exception
parcel to said easterly right -of -way line of said Railroad;
thence along said easterly right -of -way line as follows:
North 03 °19'51" East 2870.37 feet, to a point;
South 89 °4226" East, 50.07 feet, to a point;
North 03°19'51" East, 1492.08 feet, to a point
North 03°19'51" East, 1492.08 feet, to the point of beginning
Less and except that property described in Warranty Deed recorded January 14, 2011
in Book 760PR, Page 623 of the Official Clerk Records of Lincoln County,
Wyoming.
TOGETHER WITH all improvements and appurtenances thereon situate or in
anywise appertaining thereunto.
SUBJECT, HOWEVER, to all reservations, restrictions, exceptions, easements and
rights -of -way of record.
