LIMITED POWER OF ATTORNEY
KNOW ALL MEN BY THESE PRESENTS:
WHEREAS, Jonah Bank of Wyoming, 777 West 1 Street, Casper, Wyoming,
82601, "SELLER originates new loans for single family dwellings and up to four
family dwellings located in Lincoln County, Wyoming, pursuant to a Federal National
Mortgage Association "Fannie Mae Mortgage Purchase Agreement between SELLER
and Fannie Mae, which loans "Fannie Mae Loans are then sold by SELLER to Fannie
Mae as the investor after origination by SELLER, and;
WHEREAS, SELLER does not provide loan servicing for the Fannie Mae loans it
sells to Fannie Mae and therefore has sold and transferred loan servicing rights and
obligations related to the Fannie Mae Loans to the Wyoming Community Development
Authority, 155 North Beech Street, Casper, Wyoming, 82601, "WCDA to service the
Fannie Mae Loans and;
WHEREAS, in order to comply with the applicable Fannie Mae Selling /Servicing
requirements that govern the Fannie Mae Loans, Fannie Mae requires that the mortgages
securing the Fannie Mae Loans originated by SELLER must be first assigned to WCDA
and then WCDA must assign the said mortgages to Fannie Mae; and
WHEREAS, in order to assist in the assignment process and at the sole
convenience of WCDA, WCDA has determined that it should provide a limited power of
attorney to the Seller in order that it may execute assignments of the mortgages securing
the Fannie Mae loans on WCDA's behalf.
NOW THEREFORE, Wyoming Community Development Authority, 155 North
Beech Street, Casper, Wyoming, 82601, by these presents does hereby appoint as its true
and lawful attorney for it and in its name, place and stead, Jonah Bank of Wyoming, 777
West 1 Street, Casper, Wyoming, 82601, to do the following specific acts:
To execute and deliver assignments of mortgages securing Fannie Mae loans that
are originated by SELLER and serviced by WCDA, which mortgages WCDA is required
to assign and deliver to Fannie Mae pursuant to the Fannie Mae Selling/ Servicing guides
governing the Fannie Mae loans, which are in effect from time to time. Seller is not
authorized to record any of said assignments that are executed and delivered.
This appointment of SELLER as its lawful attorney -in -fact is limited to the
specific authority granted above and as to such specific acts hereby authorized, WCDA
does hereby give and grant the said attorney full power and authority to do whatever is
necessary in and about the premises as fully and in all intents and purposes as WCDA
might or could do with the full power of substitution, hereby ratifying and confirming all
that said attorney shall do or cause to be done by virtue of this power of attorney.
Third parties without actual notice may rely on the power granted under this
Limited Power of Attorney upon the exercise of such power by the attorney -in -fact that
all conditions precedent to such exercise of power have been satisfied and that this
Limited Power of Attorney has not been revoked unless an instrument of revocation has
