SHERIFF'S DEED duly executed and delivered effective as of the /5 day of June, 2012, Sheriff or Deputy Sheriff of Lincoln County, Wyoming, d to as "Grantor," to First Interstate Bank hereinafter referred to as WITNESSETH: 00824 WHEREAS, on June 4, 2008, Grace Stillman and Brett R. Charles did make, execute and deliver that certain real estate mortgage to First Interstate Bank, as Mortgagee, recorded on June 10, 2008 as Document No. 939649 in Book 696, Page 662 -666 in the Records of the Office of the County Clerk in for Lincoln County, State of Wyoming; and WHEREAS, default occurred in the payment of the principal and interest on the note secured by the mortgage, and said mortgage contained full power of sale therein specified and provided by law, and no suit or proceedings had been instituted at law to recover the debt remaining secured by said mortgage or any part thereof at the time of the public sale referred to below; and WHEREAS, at 10:00 o'clock a.m. on February 14, 2012, at the front steps of the Lincoln County Courthouse located at 925 Sage Street, Kemmerer, Wyoming, pursuant to proper notice and proceedings pursuant to the statutes of the State of Wyoming pertaining to the foreclosure of real estate mortgages, the property hereinafter described was sold at public vendue by Cliff Boyd, Sheriff or Deputy Sheriff of Lincoln County, Wyoming; and WHEREAS, at the said sale, First Interstate Bank purchased the property hereinafter described for the sum of Twenty -Three Thousand Dollars ($23,000.00); and WHEREAS, pursuant to said sale and said proceedings, the Sheriff or Deputy Sheriff did execute and deliver to said purchaser a Certificate of Sale, the same being dated February 14, 2012 and being recorded in the Records of the Office of the County Clerk, Lincoln County, Wyoming as Document Number 963739 in Book 783 Page 359; and WHEREAS, the periods of redemption prescribed by Wyo. Stat. 1 -18- 103 and 1- 18 -104 have expired, the applicable property has not been redeemed, and First Interstate Bank is entitled by law to a proper conveyance of the property hereinafter described; NOW, THEREFORE, KNOW ALL MEN BY THIS DEED, in consideration of the premises and by virtue of the sale and purchase and payment of said money as aforesaid by said purchaser, and by virtue of the authority vested in me by law, I have granted and sold and do hereby convey to First Interstate Bank and its successors and assigns, all of the following described real property situated in Lincoln County, Wyoming, to -wit: RECEIVED 6/15/2012 at 12:47 PM RECEIVING 965148 BOOK: 787 PAGE: 824 JEANNE WAGNER LINCOLN COUNTY CLERK, KEMMERER, WY SHERIFF'S DEED Page 1 of 2 Lot 2 of Double K Meadows III, Lincoln County, Wyoming as described in the official plat filed on December 14, 2006 as Instrument No. 925325 of the records of the Lincoln County Clerk. With an address of 2 Double K Meadows, Etna, WY 83118 To have and to hold said premises with all improvements and all appurtenances, to said Grantee, and its successors and assigns.
