Moore a/k/a Florence Irene Moore, a widow dealing with her sole and separate property, of Rawlins, Carbon county, Wyoming, Grantor, for and in consideration of the sum of Ten Dollars ($10.00) cash in hand paid and other good and valuable considerations, the receipt of which is hereby acknowledged, does hereby grant, bargain, sell, convey, transfer, assign and deliver unto Vicky J. McDermott, of 641 Road 8, Thermopolis, WY 82443; Anita L. Goodwin, of 18643 E. Carriage Way, Queen Creek, AZ 85242; and Sherry L. Cole, of P. O. Box 103, Bairoil, WY 82322, Grantees, equal and undivided interests as tenants in common of all of Grantor's right, title and interest in and to the following valuable minerals, in and under and that may be produced from the following described lands situated in Lincoln County, Wyoming, to -wit: An undivided 1/10 interest in and to all minerals and mineral and mining rights of every kind and character now known to exist or hereafter discovered in all of said lands including but without limiting the generality of the foregoing, oil, gas natural gas, casing head gas, condensate, coal, coal bed methane, hydrocarbons and other valuable minerals and rights thereto, but the right to mine and extract said minerals shall be limited to those which can be removed from the ground without jeopardy to the maintenance or safety of public travel upon the granted surface estate and without using the surface of the granted lands described below lands in Lincoln County, Wyoming: Township 19 North, Range 112 West, 6th P.M. Section 10: SE /4NW /4 NE /4SW /4 This sale is made subject to any rights now existing to any lessee, or assigns under any valid and subsisting oil and gas lease of record heretofore executed: it being understood and agreed that Grantee shall have, receive and enjoy the herein granted interest in and to all bonuses, rents, royalties and other benefits which may accrue under the terms of said lease insofar as it covers the above described land from and after the date hereof, precisely as if the Grantee herein had been at the date of making of said lease, the owner of a similar interest in and to the lands described and Grantee one of the lessors. Grantor agrees to execute such further assurances as may be requisite for the full and complete enjoyment of the rights herein granted and likewise agrees that Grantees herein shall have the right at any time to redeem for said Grantor by payment, any mortgage, taxes or other liens on the above described land upon default in payment by Grantors and be subrogated to the rights of the holder thereof.
