HomeMy WebLinkAbout965456WARRANTY DEED KNOW ALL PERSONS BY THESE PRESENTS, that DON AULLMAN, TRUSTEE of the Don Aullman Family Trust dated January 1, 2007, P.O. Box 296, Thayne, Wyoming 83127, GRANTOR, for and in consideration of TEN DOLLARS ($10.00) and other good and valuable consideration, in hand paid, receipt of which is hereby acknowledged, hereby CONVEYS AND WARRANTS to NICHOLAS R. AULLMAN and JENNIFER L. AULLMAN, husband and wife, as tenants by the entireties, P.O. Box 499, Thayne, Wyoming 83127, GRANTEES, and their heirs and assigns, the following described real property, situate in the County of Lincoln, State of Wyoming, to wit: That property described in the property description titled: "Description: Nick Aullman Parcel a copy of which is attached hereto and incorporated herein by reference. Including and together with all and singular tenements, hereditaments, appurtenances, and improvements thereon or thereunto belonging, but subject to taxes, 1 assessments, covenants, conditions, restrictions, reservations, encroachments, rights -of- way, and easements of sight and /or of record. Provided, Grantor hereby reserves a right -of first refusal as follows: if Grantees desire to sell the property while Grantor still exists, Grantor shall have the right to purchase the property for the cost of properly documented costs of improvements that Grantees have made to the property before Grantees can sell the property to third party. Properly documented costs shall include those costs shown on invoices paid by Grantees to third party contractors for making improvements to the property. Grantees shall give Grantor written notice of their desire to sell the property, along with properly documented costs of improvements to the property. Thereafter, Grantor shall have 30 days to pay properly documented costs to Grantees for title to the property. If Grantor fails to do so, then this right of first refusal shall hereafter be null and void and of no further effect. WITNESS my hand this erff day of July, 2012.
