HomeMy WebLinkAbout965593RECEIVED 7/17/2012 at 11:41 AM RECEIVING 965593 BOOK: 789 PAGE: 618 JEANNE WAGNER LINCOLN COUNTY CLERK, KEMMERER, WY SHERIFF'S DEED This deed is made by the undersigned Sheriff of Lincoln County, State of Wyoming, Grantor, to the Federal National Mortgage Association as requested by its servicer, Green Tree Servicing LLC. RECITALS 1. On May 31, 2007, Thad M. and Tracy E. Brown executed a Mortgage in favor of Green Tree Servicing LLC, assignee for the Bank of Star Valley, on the below described property to secure payment of a certain promissory note of even date therewith. The Mortgage was duly recorded in the records of the Office of the County Clerk and Ex- Officio Register of Deeds in and for Lincoln County, State of Wyoming, on June 1, 2007 as Instrument No. 929925 in Book 660, Page 263 which mortgage was duly assigned to Green Tree Servicing LLC. 2. By reason of default of the Mortgagers, Thad M. and Tracy E. Brown, in the payment of principal and interest on the Note as secured by the aforesaid Mortgage, Notice of Sale of the Real Property herein described was duly published as required by law. 3. Pursuant to said Notice of Sale, the undersigned Sheriff of Lincoln County after due notice of the time and place of the sale by Green Tree Servicing LLC sold the premises on the 28 day of February, 2012 at the front door of the Lincoln County Courthouse, Kemmerer, Wyoming, to Federal National Mortgage Association for the sum of One Hundred Seventy -Four Thousand Three Hundred Seventy -Five and 89/100 dollars ($174,375.94). 4. After said sale, the undersigned Sheriff executed and delivered to the buyer through its servicer, Green Tree Servicing LLC, a Certificate of Sale dated February 28, 2012 which was duly recorded on February 28, 2012 in Book 781 at Page 852 as Receiving No. 963409. 5. The time for redemption of the premises has expired because a period of no less than three months and thirty days has elapsed from the date of said sale and there has been no redemption by any of the Mortgagors or any other person, and the said Grantee, Federal National Mortgage Association, through its servicer, is the holder and owner of the Certificate of Sale, and is now entitled to a deed on said premises. Now therefore, know all men by this Deed, that 1, Sheriff Deputy Sheriff of the County of Lincoln, State of Wyoming, in consideration of the preceding recitals and of the purchase of money have granted and sold and do hereby convey to the said Federal National Mortgage Association, its successors, heirs and assigns, the following described lands, located in Lincoln County, Wyoming, to wit: BEGINNING at the southeast corner of Lot 11 of the Hale Addition to the Town of Afton, of record in the Office of the Lincoln County Clerk as Plat No. 305; and running THENCE S 01 °45'56 "W, along the west boundary of Lincoln Street, a distance of 125.00 feet to a point; THENCE N 88 °57'40 "W a distance of 66.95 feet to a point; THENCE N 01 °45'56 "E a distance of 5.88 feet to a point; THENCE N 88 °41'39" W a distance of 68.33 feet to a point; 00618 THENCE N 01°47'44"E a distance of 120.86 feet to a point; THENCE continuing N 01 °47'44 "E a distance of 0.55 feet to an intersection with the south boundary line of Lot 10 of the said Hale Addition; THENCE S 87 °51'30 "E, along boundary line, a distance of 30.38 feet to the south lot corner common to Lots 10 and 11 of the Hale Addition; THENCE continuing S 87 °51'30 "E, along the south boundary line of Lot 11, to the corner of the beginning; ENCLOSING an area of 0.383 acres, more or less; each "corner" being marked by a T- shaped steel stake with metal cap inscribed "RLS 164 and each "point" being marked by a 5/8" steel reinforcing bar with aluminum cap inscribed "ROSS TURNER PE &LS 3514 SURVEY POINT" Grantee to have and to hold the described premises with all of the appurtenances and improvements thereto as well as its successors, I heirs, and assigns forever.
