GRANT OF EASEMENT
Steve Rich and Dorlene Rich grantors of County of Lincoln State of Wyoming
hereby acknowledge, CONVEY (S) AND WARRANT (S) to SILVER STAR
TELEPHONE COMPANY, INC., grantee of Freedom, Wyoming, an easement for the
benefit of the Grantee on the following described real estate situate in the County of
Lincoln and State of Wyoming, for the following purposes and under the following
conditions:
1. Purpose of Easement. This easement shall be for the purpose of Right -of-
Way for telecommunications lines and construct, operate, repair, maintain,
relocate and replace thereon underground telecommunication facilities
including above ground hand holes and posts. The grantee may trim or
remove trees or other objects that pose a threat of damage to the utilities.
The grantee will use the existing road to access and service the
underground utility. The easement pertaining to the access and utilities
will be for utilities only. The grantor will continue to own the land
described in the easement and does not relinquish any ownership rights to
the grantee on the following described property.
2. Description: The base bearing for this easement is the South line of the
SE1 /4 of Section 28, T32N R119W; TOGETHER with a right of ingress,
egress and utilities under and across the SW1 /4SE1 /4 and SE1 /4SW1 /4 of
said section 28, being a strip of land thirty (30) feet in width, with a
Southerly and Westerly lines described as follows: BEGINNING at the
South East corner of Said SW1 /4SE1 /4;
thence S89 43' -24 "W. 1527.41 feet, along the South line of said
SW1 /4SE1 /4 and said SE1 /4SW1 /4, to apoint;
thence N19 43' -53 "W, 85.63 feet, to a point;
thence N65 43' -10 "W, 70.25 feet, to a point at the beginning of a circular
curve to the right;
thence Northerly, 144.10 feet, along the arc of said curve, through a
central angle of 116 17' -10 with a radius of 71.00 feet, and a cord
bearing N07 34' -34 "W, 120.61 feet, to a point;
thence N50 217.18 feet, to a point at the beginning of a
circular curve to the right;
thence northeasterly, 90.55 feet, along the arc of said curve, through a
central angle of 49 02' -27 with a radius of 105.79 feet, and a chord
bearing N75 05' -14 "E, 87.81 feet, to a point;
thence S80 23' -32 "E, 83.76 feet, to a point at the beginning of a circular
curve to the left;
thence northeasterly, 89.04 feet, along the arc of said curve, through a
central angle of 57 49' -43 with a radius of 88.22 feet, and a chord
bearing N70 41' -37 "E, 85.31 feet, to a Point on Curve;
thence continuing along said curve, Northerly, 64.60 feet, through a
central angel of 41 57' -19 with a radius of 88.22 feet, and a chord
bearing N20 48' -06 "E, 63.16 feet, to a point;
thence N00 10' -34 "W, 5.62 feet, to a point;
thence S89 44' -10 "W, 80.66 feet, to a point;
thence N58 16' -49 "W, 67.55 feet, to a point.
All being a part of section 28 T32N R1 19W. See the following attached
drawing Exhibit "A
3. Binding Effect. The terms and conditions of this easement shall be binding
upon and inure to the benefit of the heirs, successors and assigns of the
parties named in this instrument.
