GRANT OF EASEMENT
Steve Rich and Dorlene Rich grantors of County of Lincoln State of Wyoming
hereby acknowledge, CONVEY (S) AND WARRANT (S) to SILVER STAR
TELEPHONE COMPANY, INC., grantee of Freedom, Wyoming, an easement for the
benefit of the Grantee on the following described real estate situate in the County of
Lincoln and State of Wyoming, for the following purposes and under the following
conditions:
1. Purpose of Easement. This easement shall be for the purpose of Right -of-
Way for telecommunications lines and construct, operate, repair, maintain,
relocate and replace thereon underground telecommunication facilities
including above ground hand holes and posts. The grantee may trim or
remove trees or other objects that pose a threat of damage to the utilities.
The grantee will use the existing road to access and service the
underground utility. The easement pertaining to the access and utilities
will be for utilities only. The grantor will continue to own the land
described in the easement and does not relinquish any ownership rights to
the grantee on the following described property.
2. Description: See attached Exhibit "A Description for Silver Star
Communications Rich cell Site Tower Easement and building envelope
prepared by Karl F. Scherbel 7 March 2012.
3. Binding Effect. The terms and conditions of this easement shall be binding
upon and inure to the benefit of the heirs, successors and assigns of the
parties named in this instrument. Pending contract renewal for Rich Cell
Site. A portion of this easement will be renegotiated or abandoned if the
contract becomes terminated, of the said "Rich Cell Site" described in the
description attached hereto. The easement will be abandoned or
renegotiated from L7 to L13 and including cell site.

BEGINNING at a point, N44 25' -25 "W, 1324.97 feet, from the southeast corner of said
SE%4SW' /4;
thence N82 57' -28 "W, 216.00 feet, to a point;
thence N07 02' -32 "E, 216.00 feet, to a point;
thence S82 57' -28 "E, 216.00 feet, to a point;
thence S07 02' -32 "W, 216.00 feet, to the POINT OF BEGINNING;
ENCOMPASSING an area of 1.07 acres, more or less;
