Allen and Melissa M. Allen, as mortgagor(s), mortgaged to First Interstate Bank, as mortgagee, the hereinafter described real property by that certain mortgage dated May 17, 2006 (the "Mortgage and duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on May 22, 2006, at Reception No. 918687 in Book 620 at Page 861. WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direction of First Interstate Bank, acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on April 17, 2012, at 10:00 o'clock in the forenoon, at public venue, at the front door of the Lincoln County Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and WHEREAS, First Interstate Bank "Successful Bidder made the highest and best bid for the hereinafter described real property in the sum of $186,866.90, and the said real property was then and there sold to the Successful Bidder on April 17, 2012 "Sale Date and a Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on April 17, 2012, at Reception No. 964132 in Book 784 at Page 768.; WHEREAS, said Certificate of Sale was assigned to Federal National Mortgage Association, its successors and assigns by that certain Assignment of Certificate of Sale dated April 27, 2012 and recorded in the records of the County Clerk and 9. Register of Deeds in and for Lincoln County, State of Wyoming, on S\ �k 2012 at Reception No. 01U U40 a in Book 1C t Page 7, Lam. WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the State of Wyoming, and the time for doing so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said FEDERAL NATIONAL MORTGAGE ASSOCIATION, whose address is International Plaza II, 14221 Dallas Parkway, Ste. 1000, Dallas, TX 752542916, its successors and assigns, all right, title, and interest to the following described real property situate in Lincoln County, State of Wyoming, to -wit: LOT 57 OF NORDIC RANCHES DIVISION NO. 5, LINCOLN COUNTY, WYOMING AS DESCRIBED ON THE OFFICIAL PLAT FILED ON AUGUST 9, 1994 AS INSTRUMENT NO. 787904 OF THE RECORDS OF THE LINCOLN COUNTY CLERK. with an address of 59 Buckskin Way, Etna, WY 83118 Together with all improvements thereon situate and all fixtures and appurtenances thereto.
