Bagley, Trustee of the Dean B. Bagley Revocable Trust dated August 28, 1986, of PO Box 2, Afton, WY 83110 "mortgagee for the sum of Three Hundred Sixty -four Thousand and No /100 Dollars ($364,000.00), the following described tract of land in Lincoln County, State of Wyoming, hereby releasing and waiving all rights under and by virtue of the homestead exemption laws of the State, to -wit: Beginning at a point 6 2/3 rods North from the Southwest corner of Lot 3, Block 13 of the Afton Townsite and running thence North 6 2/3 rods; thence East 20 rods; thence South 6 2/3 rods; thence West 20 rods to the point of beginning. SUBJECT TO all covenants, easements, exceptions, restrictions, reservations and rights of way of sight or record. This mortgage is given to secure the following indebtedness: One promissory note of even date in the amount of $364,000.00, payable without interest in an initial installment in an amount to be determined by mortgagor on or before December 15, 2012, and the remaining balance on or before December 15, 2013. Including any and all improvements thereon, together with the tenements, hereditaments, and appurtenances thereto belonging, and the rents, issues and profits thereof. Mortgagor shall keep the improvements located on the property fully insured against fire and other perils with an insurance company approved by mortgagee, shall deliver a copy of the policy to mortgagee, shall name mortgagee as a loss payee on said policy. However, as long as he lives and resides in the home on the property, mortgagee shall pay the insurance premium. Mortgagor must give mortgagee thirty (30) days written notice prior to any conveyance or encumbrance of any interest in said property.
