WARRANTY DEED
GERALDINE A. KRALL, as Trustee of the GERALDINE A. KRALL TRUST dated October
6, 2008, Grantor, for and in consideration of Ten Dollars ($10.00) and other good and valuable
consideration, in hand paid, receipt whereof is hereby acknowledged, CONVEYS AND
WARRANTS to MATT JACKSON and LISA K. JACKSON, husband and wife, as tenants by the
entireties, Grantees, whose address is /2 0/7/62Q.)1.0 AcC the following
described real estate, situate in Lincoln County and State of Wyoming, to -wit:
A parcel of Land being part of the W' /2 NW% of Section 10 of the resurvey of
Township 20 North, Range 116 West, 6th P.M., Lincoln County, Wyoming and being
more particularly described as follows:
Commencing at the common corner of Sections 3, 4, 9 and 10 of the resurvey of
Township 20 North, Range 116 West, 6th P.M., Lincoln County, Wyoming where is
found a standard U.S.G.L.O. brass cap; Thence S 0 °02'00" W, 1027.00 feet along
common boundry line of said Sections 9 and 10 to the Point of Beginning of this
description; Thence S 89 °58'00" E, 700.00 feet; Thence S 0 °02'00" W, 1240.00 feet;
Thence N 89 °58'00" W, 700.00 feet to a point on the common boundry line between
said Sections 9 10 from which the common 1 /4 corner of said Sections 9 10 bears
S 0 °02'00" W, 347.17 feet and being monumented by a standard U.S.G.L.O. brass
cap;
Thence N 0 °02'00" E along the common boundry line of said Sections 9
10,1240.00 feet to the point of beginning. Said parcel contains 19.92 acres more or
less.
And also conveying unto Grantees an easement for egress and ingress from
Grantor's property in the SW1/4SE of Section 4 of the resurvey of Township 20
North, Range 116 West, 6th P.M., Lincoln County, Wyoming for the use and benefit
of the above described property to the Grantees in the W1/2NW /4 of Section 10 of said
resurvey of Township 20 North, Range 116 West. Said easement being 40.0 feet in
width and being bound on its northerly end by the south right of way boundary of the
Oregon Short Line Railroad and being bound on its southerly end by said common
boundary line between Sections 4 9 of said resurvey of Township 20 North, Range
116 West. Said easement being more particularly described as follows:
Commencing at the common 1 /4 corner of Sections 4 9 of the resurvey of Township
20 North, Range 116 West, 6th P.M., Lincoln County, Wyoming where is found a
standard U.S.G.L.O. brass cap, Thence S 89 °55'12" E along the common boundary
line of said Sections 4 9, 810.21 feet to the Point of Beginning of this description;
Thence N 12 °45'42" E, 105.37 feet to the PC of a curve to the right;
Thence 222.50 feet along the arc of said curve to the right. Said curve to the right
having a radius of 370.00 feet and a central angle of 34 °27'20" and a chord of 219.17
feet which bears N 29 °59'22" E;
Thence N 47°13'02" E, 323.79 feet to the PC of a curve to the left;
Thence 146.44 feet along the arc of said curve to the left. Said curve to the left
having a radius of 110.00 feet a central angle of 76 °16'29" and a chord of 135.86
feet which bears N 9 °04'49" E.

right of way boundary of the Oregon Short Line Railroad.
Thence 256.41 feet along the arc of said curve to the left of said railroad right of way
boundary to a point on a non tangential curve to the right. Said curve to the left
having a radius of 1532.4 feet, a central angel of 9 °35' and a chord of 256.1 feet
which bears S 34 °O1' E;
Thence leaving said southerly right of way boundary of said railroad 153.41 feet
along the arc of said curve to the right to the PT of said curve. Said curve to the right
having a radius of 150.00 feet, a central angle of 58 °35'51" and a chord of 146.81 feet
which bears S 17 °55'06" W;
Thence S 47°13'02" W, 323.79 feet to the PC of a curve to the left.
Thence 198.45 feet along the are of said curve to the left to the PT of said curve. Said
curve to the left having a radius of 330.00 feet and a central angle of 34 °27'20
Thence S 12 °45'42" W, 96.37 feet to a point on the common boundary line between
said Sections 4 and 9 from which the S -E 1/16 corner of Sections 4 and 9 bears S
89 °55'12" E, 458.68 feet.
Thence N 89 °55'12" W, 41.00 feet along said common boundary line of Sections 4
and 9 to the point of beginning.
Said easement contains 0 81 acres more or less.
However, reserving unto Grantor an easement for egress and ingress across the
northwest corner of the above described property to be conveyed to Grantees and
being for the benefit of Grantor's remaining property with the NW1/4 of said Section
10 of the resurvey of Township 20 North, Range 116 West, 6th P.M., Lincoln
County, Wyoming. Said easement being 50.0 feet wide with boundary lines offset
25.0 feet each side of the following described centerline. Said boundary lines extend
to or truncate at the Grantees' above described parcel.
Commencing at the common corner of Sections 3, 4, 9 and 10 of the resurvey of
Township 20 North, Range 116 West, 6th P.M., Lincoln County, Wyoming where is
found a standard U.S.G.LO. brass cap; Thence S 0 °02'00" W, 1174.04 feet along
common boundry line of said Sections 9 and 10 to the Point of Beginning of this
description;
Thence S 80 °50'08" E, 285.97 feet to a point on a non tangential curve to the left.
Thence 196.19 feet along the arc of said curve to the left to a point on the
northeastern boundary line of the above described Grantees' parcel and the point of
terminus of this description. Said curve to the left having a radius of 560.00 feet, a
central angle of 20 °04'23" and a chord of 195.19 feet which bears N 9 °37'32" W to
said point of terminus.
Said easement being 482.2 feet in length more or less.
TOGETHER WITH all improvements and appurtenances thereon situate or in
anywise appertaining thereunto.
SUBJECT, HOWEVER, to all reservations, restrictions, exceptions, easements and
rights -of -way of record.

RESERVING, HOWEVER, to Grantor, and its successors and assigns, all of
Grantor's interest in and to the mineral estate lying in, upon, underlying or across the
above- described premises, including but not limited to, metallic, non metallic, coal,
oil, gas or other hydrocarbonous substances which may be mined or removed by
Grantor, and its successors and assigns.
