of which is hereby acknowledged and confessed, Peavler's Mountain Star, Inc., hereinafter called the grantor, hereby
conveys and warrants to the TRANSPORTATION COMMISSION OF WYOMING, 5300 Bishop Blvd.,
Cheyenne, WY 82009 -3340, its assigns or successors herein called the grantee, the following described lands located in
the County of Lincoln and State of Wyoming, to -wit:
Parcel No. 6
A parcel of land in Lot 1 of the Henderson Corner subdivision, situate in the NW1/4NW1/4 of Section 7, T.31N.,
R.118W., of the 6th P.M., Lincoln county, Wyoming, being described by metes and bounds as follows;
Commencing at the northwest corner of said Section 7 being monumented by a 3" brass Cap PLS 5368 from
which the S -S1/64 corner of Section 1 -6, T.31N., R.119 /118W. of the 6th P.M., Wyoming bears N. 0° 37' 10.5" E. a
distance of 661.31 feet, being monumented by a 3" brass Cap PLS 164;
thence S. 89° 26' 56.5" E. a distance of 386.18 feet to the point of intersection of the southwesterly right -of-
way boundary of highway US 89 and the southerly right -of -way boundary of Wyoming highway 236, as described in
Book 116PR at page 83 of the Lincoln County records, said point being monumented by a right -of -way marker, said
point also being the point of beginning of a circular curve, concaved northerly, the radius of which is 300.44 feet and a
line tangent to said curve bears S. 62° 23' 09.3" W., said point also being the TRUE POINT OF BEGINNING,;
thence along said right -of -way boundary of Wyoming highway 236 and along said curve through a central
angle of 29° 49' 04.0" a distance of 156.35 feet to the point of ending of said curve, said point being monumented by
right -of -way marker;
thence continuing along said right -of -way boundary S. 89° 57' 02.0" W. a distance of 49.37 feet to a point
monumented by right -of -way marker, said point also being the point of beginning of a circular curve, concaved
southeasterly, the radius of which is 145.87 feet;
thence continuing along said right -of -way boundary and along said curve through a central angle of
46° 01' 34.1" a distance of 117.18 feet to the point of ending of said curve;
thence leaving said right -of -way boundary S. 68° 12' 51.3" E. a distance of 157.72 feet to the point of
beginning of a circular curve, concaved northerly, the radius of which is 225.00 feet;
thence along said curve through a central angle of 57° 34' 59.3" a distance of 226.12 feet to the point of ending
of said curve;
thence N. 54° 12' 09.4" E. a distance of 19.82 feet to a point on said right -of -way boundary of highway US 89;
thence along said right -of -way boundary N. 36° 16' 58.4" E. a distance of 22.24 feet to a point being
monumented by a right -of -way marker, said point also being the point of beginning of a spiral arc with a total spiral arc
of 6° 45' having a chord bearing of N. 34° 01' 03.8" W. and a chord length of 458.36 feet, and a line tangent to said arc
bears N. 37° 08' 48" W.;
thence along said spiral arc through a central angle of 0° 19' 28.9" a distance of 100.67 feet, more or less, to
the point of beginning.
The above described parcel contains 0.79 of an acre, more or less.
The basis of bearing being a line between the northwest corner of said Section 7 and the S-S1/64 corner of said
Section 1 -6, it being N. 0° 37' 10.5" E.
Grantor hereby covenants with the grantee, that the grantor is lawfully seized of said lands; that said lands are
free from encumbrances, and the grantor hereby warrants the title thereto against the lawful claims of all persons
whomsoever.
