WARRANTY DEED
Austin Morris Gibbons and Merlyn B. Gibbons, husband and wife as tenants by the
entirety, as Grantors, for and in consideration of Ten Dollars ($10.00) and other good and
valuable consideration, in hand paid, the receipt whereof is hereby acknowledged, do hereby
CONVEY AND WARRANT TO Austin M. Gibbons and Merlyn B. Gibbons, Trustees of the
AUSTIN M. GIBBONS AND MERLYN B. GIBBONS JOINT REVOCABLE TRUST, a trust indenture dated
August 30 2012, of 1910 Allred Road, Afton, WY 83110, as Grantee, their interest in the
following described property situate in Lincoln County and State of WYOMING, hereby
releasing and waiving all rights under and by virtue of the homestead exemption laws of the
State, to -wit:
Township 32 North, Range 119 West of the 6 P.M.
Section 11: Beginning at a point 65 rods North of the Southwest Corner of the
NW1 /4 and running thence North 65 rods, more or less, to a point 30 rods South of the
Northwest Corner of Section, thence 160 rods East, more or less, on a line parallel to the North
boundary line of Section, to the East boundary line of said NW1 /4, thence South 65 rods, more or
less, along the East boundary line, to a point 65 rods North of the Southeast Corner of said
NW1 /4, thence West 160 rods, more or less, on a line parallel to the South boundary line of said
NW1 /4, to the point of beginning, being 65 acres, more or less AND A Right -of -Way Easement
over, across, and along the West two (2) rods of the South 65 rods of the NW1 /4, for access by
the grantees, and their heirs, successors, and assigns to the North 65 rods of the South 15 ro
of the NW 1 /4.
Section 24: NW1 /4NW1 /4 (excepting therefrom the South 240 feet thereof and
the East 165 feet of the North 833.5 feet thereof)
Section 21: N1/2NE1 /4SE1 /4
Section 22: N 1 /2NW 1 /4SW 1 /4 (excepting and reserving therefrom the
following described tract of land: beginning at the Northeast Corner of NW1 /4SW1 /4 of said
Section 22 and running thence South 40 rods and running thence West 1 rod and running thence
North 40 rods and running thence East 1 rod to point of beginning)
SUBJECT TO all other existing easements, rights of way, restrictions, covenants,
agreements or any reservations of record.
