WHEREAS, Michael A. Issler, as mortgagor(s), mortgaged to Wells Fargo
Bank, N.A., as mortgagee, the hereinafter described real property by that certain
mortgage dated February 9, 2009 (the "Mortgage and duly recorded in the
records of the office of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, State of Wyoming, on February 17, 2009, at Reception No.
945325 in Book 715PR at Page 566.
WHEREAS, the Mortgage being in default, the undersigned Sheriff in and
for Lincoln County, State of Wyoming, pursuant to the request and direction of
Wells Fargo Bank, N.A., acting under a power of sale contained in the Mortgage,
proceeded to advertise for sale and did sell the hereinafter described real property
on April 17, 2012, at 10:00 o'clock in the forenoon, at public venue, at the front door
of the Lincoln County Courthouse located at 925 Sage Avenue, Kemmerer, WY,
Lincoln County, State of Wyoming; and
WHEREAS, Wells Fargo Bank, N.A. "Successful Bidder made the
highest and best bid for the hereinafter described real property in the sum of
$146,240.85, and the said real property was then and there sold to the Successful
Bidder on April 17, 2012 "Sale Date and a Certificate of Sale was issued by the
undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful
Bidder, on the Sale Date, which Certificate of Sale was duly recorded in the records
of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln
County, State of Wyoming, on April 17, 2012, at Reception No. 964133 in Book 784
at Page 775.
WHEREAS, said Certificate of Sale was assigned to Federal National
Mortgage Association, its successors and assigns by that certain Assignment of
Certificate of Sale dated August 20, 2012 and recorded in the records of the County
Clerk and ex- officio Register of Deeds in and for Lincol Cou State of Wyoming,

WHEREAS, no one has appeared to redeem the hereinafter described real
property under the laws of the State of Wyoming, and the time for doing so has now
expired;

NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I,
Shane Johnson, Sheriff in and for said County of Lincoln, State of Wyoming, in
consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do
hereby TRANSFER and CONVEY, to said FEDERAL NATIONAL MORTGAGE
ASSOCIATION, whose address is International Plaza II, 14221 Dallas Parkway,
Ste. 1000, Dallas, TX 752542916, its successors and assigns, all right, title, and
interest to the following described real property situate in Lincoln County, State of
Wyoming, to -wit:
Beginning at a point which is 10 rods West from the Southeast corner
of Lot 1 of Block 23 of the Afton Townsite, Lincoln County, Wyoming
and running thence West 10 rods; thence North 10 rods; thence East
10 rods; thence South 10 rods to the point of beginning.
ALSO:
Beginning at the Southeast corner of Lot 1 of Block 23 of the Afton
Townsite, Lincoln County, Wyoming and running thence North 5 rods;
thence West 5 rods; thence South 5 rods; thence East 5 rods to the
place of beginning.
LESS AND EXCEPT the South 2 rods thereof.
ALSO:
Beginning at a point which is 15 rods South from the Northeast corner
of Lot 1 on Block 23 of the Afton Townsite, Lincoln County, Wyoming

rod; thence East 5 rods to the place of beginning.

Beginning 82.5 feet West and 165 feet South from the Northeast
corner of Lot 1 of Block 23 of the Afton Townsite, Lincoln County,
Wyoming and running thence South 163 feet; thence West 82.5 feet;
thence North 163 feet; thence East 82.5 feet to the point of beginning.
with an address of 444 Monroe St, Afton, WY 83110
Together with all improvements thereon situate and all fixtures and
appurtenances thereto.
TO HAVE AND TO HOLD said described premises, together with all
improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to FEDERAL NATIONAL MORTGAGE ASSOCIATION, its successors
and assigns forever.
IN WITNESS WHEREOF, the undersigned has caused this Sheriff's Deed
