In accordance with Section 17 -2 -4.1 of the Afton Wyoming Land
Development Code, we the undersigned, Reginald R. Roberts, and
Alan Chadwick, Managing Member for Chadwick Investments, LLC,
whose address is P.O. Box 262, Afton WY 83110, Harry R Keyfauver
and Cynthia Keyfauver, whose address is P.O. Box 343, Afton WY
83110 and Harold Brett Leavitt, whose address is P.O. Box 863,
Afton, Wyoming 83110, being duly sworn on oath according to law
do hereby makes the following statement of facts and affirm:
That we are the owners and proprietors of real property shown
hereon and referred to in the Deeds recorded, with Receiving No.
962723, in Book 779, on Page 269, Document No. 479578, in Book
127PR, on Page 124, and the Affidavit Terminating Life Estate of
Verda Leavitt Shurtlife with Document Number 902674, in Book
566PR, on Page 637, all with the Office of the Clerk of Lincoln
County, Wyoming, within Lot 2 and Lot 3, Block 19 of the
Original Afton Townsite, the SE1 /4SE1/4 of Section 25, T32N,
R119W, of the 6th P.M., Afton, Lincoln County, Wyoming.
That the Division of this property is with our free consent and
desires.
That the name of the Subdivision shall be Afton Townsite Block
19 Second Filing, the boundary and encumbrances being more
particularly described as follows:
BEGINNING at the Northwest corner of Lot 1 of Block 19, as
delineated on the Original Afton Townsite Plat;
thence S2 °24'07 "W, along the West line of said Lot 1, 329.93
feet to the Northeast corner of Lot 3 of said Original Afton
Townsite, also being the Northeast corner of the Horsley
property, as referred to in the Deed recorded with Receiving No.
918895, in Book 621, on Page 524, with said Office;
thence N87 °46'55 "W, along the North line of said Horsley
property, 100.10 feet to the Northwest corner thereof;
thence S2 °23'11 "W, along the West line of said Horsley property,
72.19 feet to a Point in the North line of the Cranney property,
as referred to in the Deed recorded with Document No. 668801, in
Book 248PR, on Page 327, with said Office; thence N87 °46'55 "W,
along the North line of said Cranney property, and the North
line of the Cranney property, as referred to in the Deed
recorded with Document No. 806402, in Book 371PR, on Page 856,
with said Office, 230.18 feet to a Point in the East line of
Lincoln Street, as delineated on said Original Afton Townsite
Plat; thence N2 °21'06 "E, along said East line, 72.19 feet to the
Southwest corner of Lot 2 of said Original Afton Townsite, also
being the Southwest corner of the McPhie property, as referred
to in the Deed recorded with Document No. 787745, in Book 355PR,
on Page 505, with said Office; thence S87 °46'55 "E, along the
South line of said McPhie property, 100.00 feet to the Southeast
corner thereof; thence N2 °21'05 "E, along the East line 0!f said
McPhie property, 82.50 feet to the Northeast corner thereof;
thence N87 °46'55 "W, along the North line of said McPhie
property, 100.00 feet to a Point in the East line of said
Lincoln Street; thence N2 °21'06 "E, along said East line, 83.94
feet to the Southwest corner of the Merritt property, as
referred to in the Deed recorded with Document No. 827678, in
Book 389PR, on Page 235, with said Office; thence S87 °11'18 "E,
along the South line of said Merritt property, and the South
line of the Davis property, as referred to in the Deed recorded
with Receiving No. 946370, in Book 719, on Page 894, with said
Office, 247.99 feet to the Southeast corner of said Davis
property; thence N2 °19'32 "E, along the East line of said Davis
property, 165.59 feet to a point in the South line of Fourth
Avenue, as delineated on said Original Afton Townsite Plat;
thence S88 °06'21 "E, along said South line, 82.70 feet, to the
Point of Beginning, containing 3 Subdivision Lots, Encompassing
1.76± Acres of land.
TOGETHER WITH and SUBJECT TO: ALL Easements, Exceptions,
Restrictions, Reservations, Rights -of -Way, Improvements and
Conditions of sight and or record, including but not limited to
those shown hereon.
