SHERIFF'S DEED
WHEREAS, Brandon S Sanchez and Cindy A Sanchez, as
mortgagor(s), mortgaged to Mortgage Electronic Registration Systems, Inc., as
nominee for Indymac Bank, F.S.B., a Federally Chartered Savings Bank its
successors and assigns, as mortgagee, the hereinafter described real property
by that certain mortgage dated October 4, 2007 (the "Mortgage and duly
recorded in the records of the office of the County Clerk and ex- officio Register
of Deeds in and for Lincoln County, State of Wyoming, on October 17, 2007, at
Reception No. 934138 in Book 675 at Page 847.
The mortgage and note secured thereby were assigned for value as follows:

Assignment recording information: at Reception No. 963774 in Book 783 at Page

All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of OneWest Bank, FSB, acting under a power of sale contained in the
Mortgage, proceeded to advertise for sale and did sell the hereinafter described
real property on May 15, 2012, at 10:00 o'clock in the forenoon, at public venue,
at the front door of the Lincoln County Courthouse located at 925 Sage Avenue,
Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, OneWest Bank, FSB "Successful Bidder made the
highest and best bid for the hereinafter described real property in the sum of
$307,886.95, and the said real property was then and there sold to the
Successful Bidder on May 15, 2012 "Sale Date and a Certificate of Sale was
issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming,
to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly
recorded in the records of the office of the County Clerk and ex- officio Register
of Deeds in and for Lincoln County, State of Wyoming, on May 15, 2012, at
Reception No. 964551 in Book 786 at Page 205.
WHEREAS, said Certificate of Sale was assigned to Federal
National Mortgage Association, its successors and assigns by that certain
Assignment of Certificate of Sale dated May 31, 2012 and recorded in the
records of the County Clerk and ex- officio Register of Deeds in and for Lincoln
unty, State of Wyoming, on Noy k 2012 at Reception No.
Q1 in Book C\ at Page a0
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said FEDERAL NATIONAL
MORTGAGE ASSOCIATION, whose address is International Plaza II, 14221
Dallas Parkway, Ste. 1000, Dallas, TX 752542916, its successors and assigns,
all right, title, and interest to the following described real property situate in
Lincoln County, State of Wyoming, to -wit:

Together with all improvements thereon situate and
all fixtures and appurtenances thereto.

all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to FEDERAL NATIONAL MORTGAGE ASSOCIATION, its successors
and assigns forever.
