MEEKS ENTERPRISES, LLC, a Wyoming Limited Liability Company, of 275 N Piney
Cottonwood, Big Piney, WY 83113, grantor, for and in consideration of one ($1) dollar and other
good and valuable consideration, in hand paid, receipt of which is hereby acknowledged, grants and
conveys to CITY OF KEMMERER, and its heirs and assigns, of 220 Wyoming Highway 233,
Kemmerer, WY 83101, grantee, the following described perpetual right -of -way easement for the
following purposes and under the following conditions:
1. Purpose of Easement. This easement is for the purpose of providing a perpetual
right -of -way easement as described in Paragraph 3, for locating, establishing, placing,
constructing, and maintaining a storm sewer line together with appurtenances
associated therewith that may include but are not limited to manholes or access
points to the storm sewer, together with ingress and egress across adjacent land
owned by grantor so grantee and its agents have access to said easement for locating,
establishing, placing, constructing, maintaining, and repairing said storm sewer and
appurtenances associated therewith.

2. Property Benefitted by Easement. This easement is for the benefit of the real
property owned by the grantee and the storm sewer system within and without the
boundaries of grantee for drainage from streets, curbs, gutters, and land therein.

3. Description of Easement. See Exhibit "A" attached hereto and made part of this
instrument by this reference.

O 4. Consideration. The consideration set forth above, together with that in the separate

Easement Agreement signed this same day constitutes full and final payment for the
O easement and right of way granted.
5. Entire Understanding. The making, execution and delivery of this easement by
grantor has been induced by no representations, statements, warranties, or agreements
other than that herein expressed. This easement embodies the entire understanding
of the parties and there are no further or other agreements or understandings, written
or oral, in effect between the parties, relating to the subject matter hereof except the
consideration set forth above.
6. Binding Effect. The terms and conditions of this easement shall be binding upon and
inure to the benefit of the heirs, successors in interest and assigns of the parties
named in this instrument.

Meeks Enterprises to City of Kemmerer Area South of Luthy Parcel
A storm sewer easement being within Section 24 of the resurvey of T.21N., R.116W., 6 P.M.,
Town of Diamondville, Lincoln County, Wyoming, and being part of the Meeks Enterprises
parcel as described and recorded in Book 607PR on page 879 on file in the Lincoln County
Clerk's Office and being more particularly described as follows:
Beginning at the south west corner of the parcel of land deeded to Luthy Concrete, Inc. as
described and recorded in book 373PR, page 365 at the Lincoln County Clerk's Office where is
found an aluminum survey cap on 5/8" rebar. Thence S 90 °00'00" W, 27.89 feet to a point.
Thence S 45 °28'51" E, 28.52 feet to a point;
Thence N 90 °00'00" E along a line offset 20.0 feet and parallel to the common boundary line of
said Meeks and Luthy Concrete, Inc. parcels, 75.63 feet to a point on the easterly most boundary
of said Meeks parcel. Said point also being a point on the westerly boundary line of the Lincoln
County School District #1 parcel as described and recorded in book 18 on page 223 on file in the
Lincoln County Clerk's Office.
Thence N 00 °00'00" E along the common boundary line of said Meeks Parcel and Lincoln
County School District #1 Parcel, 20.00 feet to the south east corner of said Luthy Concrete, Inc.
parcel;
Thence S 90 °00'00" W along the common boundary line of said Meeks Parcel and said Luthy
Concrete, Inc. parcel, 68.06 feet to the point of beginning
The easement described herein contains 1716 square feet more or less.
