CERTIFICATE OF PURCHASE
THIS CERTIFICATE OF PURCHASE, made and delivered this 9th day of
October, 2012, by the undersigned Sheriff or Deputy Sheriff of the County of
Lincoln County, State of Wyoming, to Wells Fargo Bank, N.A.
WITNESSETH:
WHEREAS, on July 6, 2007, Peter J. Lefebvre and Casey L. Brown, did
make, execute and deliver that certain real estate Mortgage to the Jackson State
Bank Trust, wherein and whereby there was conveyed and mortgaged unto said
Mortgagee the real property described as follows:
Lot Twenty Nine (29) of Trail Ridge Subdivision according to the official plat
thereof recorded October 21, 2003 at Document Number 894618 Map Number
225 -F in the Office of the Clerk, Lincoln County, Wyoming
for the purpose of securing the payment of Mortgagor's One Hundred Thousand
Dollars and no cents ($100,000.00) note of July 6, 2007, as amended or modified,
plus costs and expenses (the "Note The Mortgage was recorded on July 12, 2007,
in Book 665 at Page 528, as Document No. 931223 in the Office of the Lincoln
County Clerk; and
WHEREAS, Wells Fargo Bank, N.A. is the successor in interest to the
Jackson State Bank Trust and is the holder of the Note and the Mortgage;
WHEREAS, default has occurred in the payment of the principal and
interest on the Note secured by said Mortgage, and the Mortgage contained full
power of sale therein specified and provided by law, and no suit or proceeding has
been instituted at law to recover the debt remaining secured by the Mortgage or
any part thereof; and
WHEREAS, notice as required by law has been given and published of the
sale of said premises by being published for four (4) consecutive weeks prior to
October 9, 2012, in the Star Valley Independent, a newspaper of general circulation
printed and published in Lincoln County, Wyoming, and that said Notice of Sale
specified:
1. The name of the Mortgagor, Mortgagee and assignee, if any;
2. The date of the Mortgage, the time when recorded and the
place where recorded;
3. The amount claimed to be due on the Mortgage at the date of
the Notice of Sale;
4. The description of the mortgaged premises conforming to that
contained in the Mortgage; and

5. The time and place of sale; and
WHEREAS, the sale was held at public venue in accordance with said
Notice of Sale and at the time and place therein set forth, to -wit: On October 9,
2012, at 10:00 o'clock a.m., at the steps of the Lincoln County Courthouse, 925 Sage
Avenue, Kemmer, Wyoming, the sale being made by the undersigned; and
WHEREAS, at the sale, Wells Fargo Bank, N.A. purchased the real estate
above described for the sum (amount of bid if purchased by Mortgagee) of
$28,830.00;
NOW, THEREFORE, by virtue of the sale, the purchase and the payment
(amount of bid if purchased by Mortgagee) of the money as aforesaid by the
purchaser, and by virtue of the authority vested in me by law, I hereby give and
grant this my CERTIFICATE OF PURCHASE to the said Wells Fargo Bank, N.A.,
and do hereby certify that at the time of the expiration of the period of redemption
provided by law, by virtue of the sale, provided only that the real estate is not
redeemed prior to that time, the purchaser or its assignee is entitled to a Deed
conveying all of the title in and to the premises and all thereof, held by the
Mortgagor, at the time of the execution of the Mortgage, or at any time since
acquired.
IN WITNESS WHEREOF, I have duly executed this CERTIFICATE OF
PURCHASE, in duplicate, the day and year first above written.
