cr) WHEREAS, Santos S. Garcia, as mortgagor(s), mortgaged to
Wells Fargo Bank, N.A., as mortgagee, the hereinafter described real property
a X by that certain mortgage dated January 17, 2008 (the "Mortgage and duly
recorded in the records of the office of the County Clerk and ex- officio Register
of Deeds in and for Lincoln County, State of Wyoming, on January 18, 2008, at
Reception No. 936343 in Book 684PR at Page 178.
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Wells Fargo Bank, N.A., acting under a power of sale contained in
the Mortgage, proceeded to advertise for sale and did sell the hereinafter
described real property on June 19, 2012, at 10:00 o'clock in the forenoon, at
public venue, at the front door of the Lincoln County Courthouse located at 925
Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, Wells Fargo Bank, N.A. "Successful Bidder made
the highest and best bid for the hereinafter described real property in the sum of
$131,900.00, and the said real property was then and there sold to the
Successful Bidder on June 19, 2012 "Sale Date and a Certificate of Sale was
issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming,
to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly
recorded in the records of the office of the County Clerk and ex- officio Register
of Deeds in and for Lincoln County, State of Wyoming, on June 19, 2012, at
Reception No. 965186 in Book 788 at Page 23.
WHEREAS, said Certificate of Sale was assigned to Federal Home
Loan Mortgage Corporation, its successors and assigns by that certain
Assignment of Certificate of Sale dated October 12, 2012 and recorded in the
records of the County Clerk and ex- officio Register of Deeds in and for Lincoln
County, State of Wyoming, on 2012 at Reception No.
9 77252L- in Book 7f at Page 4
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said FEDERAL HOME
LOAN MORTGAGE CORPORATION, whose address is 5000 Plano Parkway,
Carrollton, TX 75010, its successors and assigns, all right, title, and interest to
the following described real property situate in Lincoln County, State of
Wyoming, to -wit:

all improvements thereon erected and all fixtures and appurtenances thereunto
