MORTGAGE
KNOW ALL MEN BY THESE PRESENTS, that Robert R. Meikle and Jamie S. Meikle,
husband and wife, as custodians for Tassie Sue Meikle, herein referred to as Mortgagor, of PO Box
3576, Alpine, WY 83128, to secure the payment of the principal sum of $150,000.00, together with
accrued interest on the unpaid principal balance from December 6, 2012, until paid, as stated
below, as evidenced by a Promissory Note dated of even date herewith to the order of Teton
Capital, LLC, an Alaska limited liability company authorized to conduct business in Wyoming, of
177 North Center Street, PO Box 4998, Jackson, WY 83001, as Mortgagee, payable as follows:
Principal in the amount of $50,000.00 together with accrued interest on the unpaid
principal balance at the rate of 8% per annum on or before December 6, 2013;
provided, however, that if the entire principal amount and accrued interest is paid by
December 6, 2013, the rate of interest shall be 6.5% instead of 8

The entire remaining indebtedness, including accrued, unpaid interest at the rate of
8% on or before December 6, 2015.
Borrower may make prepayments of principal in any amount at any time without
penalty; provided that partial prepayments shall be applied first to accrued interest
on the unpaid principal balance and then to principal.
All payments made shall be applied first to accrued interest on the unpaid principal

hereby mortgages to Mortgagee, the following described real estate, situated in the County of
Lincoln, State of Wyoming:
All those lands described in Exhibit A attached and incorporated herein by this
reference.

Including any and all improvements thereon, together with the tenements, hereditaments,
and appurtenances thereto belonging, and the rents, issues and profits thereof.
Mortgagor shall keep the improvements located on the property fully insured against fire
and other perils with an insurance company duly licensed in the State of Wyoming to provide such

insurance, shall deliver a certificate of insurance to Mortgagee at least annually, shall name
Mortgagee as a Toss payee on said policy, and shall pay the premium therefor.
Mortgagor also agrees to pay all taxes and assessments on said premises, including any
assessments that may be levied on water rights or shares of stock used in connection therewith, or
held as collateral with the above note; also any tax that may be assessed by reason of this
mortgage or the debt secured thereby, and reasonable attorney's fees in case of foreclosure, or the
commencement of any legal proceedings for foreclosure of the same, and said attorney's fees shall
be added to the amount due on this mortgage, and made a lien on the premises described herein.
In case of default in the payment of any sum covenanted to be paid when the same shall
become due and payable, or in case of default in the performance of any covenant herein
contained, the whole amount of this indebtedness secured herein may be declared due and
payable in accordance with the terms of the note and this mortgage foreclosed at the option of the
legal holder. In the event of default, Mortgagor grants to Mortgagee a Power of Sale to foreclose
on and sell said property at public auction pursuant to W.S. §34 -4 -101 et seq., or its successor.
IN WITNESS WHEREOF, Mortgagor has executed this Mortgage as of the 5th day of
December, 2012.

That part of the S4E of Section 9 T36N R1 19W Lincoln County Wyoming being part of that
tract of record in the Office of the Clerk of Lincoln County in Book 537 of Photostatic Records
on pages 663 described as follows:
BEGINNING at the southeast point of said tract on the south line of said Section 9
S89 °46'52 "W 131.00 feet from the southeast corner of said Section 9;
thence S89 °46'52 "W 623.35 feet along said south line to the southwest point of said tract on a
fifty (50) foot easterly offset line to the right (easterly) bank of the Salt River;
