WARRANTY DEED

KNOW ALL PERSONS BY THESE PRESENTS, that JOAN MARIE DILLON, a single
woman, P.O. Box 1302, Thayne, Wyoming 83127, GRANTOR, for and in consideration of Ten Dollars
($10.00) and other valuable consideration, in hand paid, receipt of which is hereby acknowledged,
CONVEYS AND WARRANTS to JAKUB PASSER and LINDA PASSER, husband and wife, as
tenants by the entireties, P.O. Box 7248, Star Valley Ranch, Wyoming 83127, GRANTEES, and their
heirs and assigns, the following property located in Star Valley Ranch, Lincoln County, Wyoming, more
particularly described as follows, to -wit:
Lot 71 of the Star Valley Ranch Plat 6, Lincoln County, Wyoming as described on the
official plat thereof.
Together with all improvements and appurtenances thereon situate or in anywise
pertaining thereunto.
Subject, however, to all covenants, conditions, reservations, restrictions, easements and
rights -of -way of record, of site, or in use.
Reserving therefrom an easement one (1) foot in width along the southern boundary of
said Lot 71 for the benefit of Lot 70 of the Star Valley Ranch Plat 6, Lincoln County, Wyoming,
as described on the official plat thereof, said easement being for the purpose of maintaining a
driveway thereon.
