t E WHEREAS, Jonathan Ayling and Allicia Ayling, as mortgagor(s),
74 mortgaged to Wells Fargo Bank, N.A., as mortgagee, the hereinafter described
real property by that certain mortgage dated November 9, 2010 (the "Mortgage
and duly recorded in the records of the office of the County Clerk and ex- officio
Register of Deeds in and for Lincoln County, State of Wyoming, on November
19, 2010, at Reception No. 956831 in Book 757 at Page 562.
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Wells Fargo Bank, N.A., acting under a power of sale contained in
the Mortgage, proceeded to advertise for sale and did sell the hereinafter
described real property on September 11, 2012, at 10:00 o'clock in the forenoon,
at public venue, at the front door of the Lincoln County Courthouse located at
925 Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, Wells Fargo Bank, N.A. "Successful Bidder made
the highest and best bid for the hereinafter described real property in the sum of
$128,669.80, and the said real property was then and there sold to the
Successful Bidder on September 11, 2012 "Sale Date and a Certificate of
Sale was issued by the undersigned Sheriff in and for Lincoln County, State of
Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale
was duly recorded in the records of the office of the County Clerk and ex- officio
Register of Deeds in and for Lincoln County, State of Wyoming, on September
11, 2012, at Reception No. 966726 in Book 793 at Page 658.;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said Wells Fargo Bank,
N.A., 3476 Stateview Blvd, Fort Mill, SC 29715, its successors and assigns, all
right, title, and interest to the following described real property situate in Lincoln
County, State of Wyoming, to -wit:
Lot 116 of Star Valley Ranch Plat 5, Lincoln Wyoming
as described on the official plat thereof recorded
June 30, 1971 as map number 177 and document
number 431709 in the Office of the Clerk, Lincoln
County, Wyoming

with an address of 94 Holly Drive, Thayne, WY 83127
Together with all improvements thereon situate and
all fixtures and appurtenances thereto.
TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to Wells Fargo Bank, N.A., its successors and assigns forever.
