HomeMy WebLinkAbout9694451 19199 SHERIFF'S DEED WHEREAS, Melanie Simon and Kyle Clancy, as mortgagor(s), mortgaged to Indymac Bank, F.S.B., as mortgagee, the hereinafter described real property by that certain mortgage dated December 21, 2006 (the "Mortgage and duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on December 28, 2006, at Reception No. 925658 in Book 644 at Page 772. The mortgage and note secured thereby were assigned for value as follows: Assignee: OneWest Bank, FSB Assignment dated: January 25, 2010 Assignment recorded: March 15, 2010 Assignment recording information: at Reception No. 952550 in Book 744 at Page 7 All in the records of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, Wyoming; and WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direction of OneWest Bank, FSB, acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on June 26, 2012, at 10:00 o'clock in the forenoon, at public venue, at the front door of the Lincoln County Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and WHEREAS, OneWest Bank, FSB "Successful Bidder made the highest and best bid for the hereinafter described real property in the sum of $253,509.43, and the said real property was then and there sold to the Successful Bidder on June 26, 2012 "Sale Date and a Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on June 26, 2012, at Reception No. 965268 in Book 788 at Page 288; WHEREAS, said Certificate of Sale was assigned to OWB REO, LLC, its successors and assigns by that certain Assignment of Certificate of Sale dated January 31, 2013 and recorded in the records of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on E fir) VJACt 2013 at Reception No. ci to9 1 c in Book 64 at Page to WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the State of Wyoming, and the time for doing so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said OWB REO, LLC, 888 East Walnut Street, Pasadena, CA 91101, its successors and assigns, all right, title, and interest to the following described real property situate in Lincoln County, State of Wyoming, to -wit: ShDeed RECEIVED 2/12/2013 at 12:28 PM RECEIVING 969445 BOOK: 804 PAGE: 398 JEANNE WAGNER LINCOLN COUNTY CLERK, KEMMERER, WY Sheriff's Deed Simon 11- 15117RR Page 1 of 2 X98 TO HAVE AND TO HOLD said described premises, together with all improvements thereon erected and all fixtures and appurtenances thereunto belonging, to OWB REO, LLC, its successors and assigns forever.
