Merritt, as mortgagor(s), mortgaged to Wells Fargo Bank, N.A., as mortgagee, the hereinafter described real property by that certain mortgage dated October 15, 2010 (the "Mortgage and duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on November 9, 2010, at Reception No. 956590 in Book 756 at Page 827. WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direction of Wells Fargo Bank, N.A., acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on September 11, 2012, at 10:00 o'clock in the forenoon, at public venue, at the front door of the Lincoln County Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and WHEREAS, Wells Fargo Bank, N.A. "Successful Bidder made the highest and best bid for the hereinafter described real property in the sum of $75,000.00, and the said real property was then and there sold to the Successful Bidder on September 11, 2012 "Sale Date and a Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on September 11, 2012, at Reception No. 966725 in Book 793 at Page 651. WHEREAS, said Certificate of Sale was assigned to Federal Home Loan Mortgage Corporation, its successors and assigns by that certain Assignment of Certificate of Sale dated February 11, 2013 and recorded in the records of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on oZ 2013 at Reception No. 9 in Book cp2S at Page WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the State of Wyoming, and the time for doing so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said FEDERAL HOME LOAN MORTGAGE CORPORATION, whose address is 5000 Plano Parkway, Carrollton, TX 75010, its successors and assigns, all right, title, and interest to the following described real property situate in Lincoln County, State of Wyoming, to -wit: ShDeed That part of Lot 3 of Block 16 of the Auburn Townsite, Lincoln County, Wyoming said Lot of record in the Office of the Clerk of Lincoln County in Book 23 of Deeds on page 462, described as follows: Beginning at a point on the west line of said Lot 3, N 00 degrees 34' E. 306.01 feet from the northwest corner of Block 17 (INCORRECTLY SHOWN AS BLOCK 14) of said Townsite, said corner marked by a P -K nail in a fence post; Thence N 00 degrees 34' E. 127.20 feet along said West line common to fence line to an intersection with an existing east -west fence marked by a P -K nail in a fence post; RECEIVED 2/21/2013 at 3:34 PM RECEIVING 969611 BOOK: 805 PAGE: 248 JEANNE WAGNER LINCOLN COUNTY CLERK, KEMMERER, WY Sheriffs Deed Merritt 12 -09300 Page 1 of 2 TO HAVE AND TO HOLD said described premises, together with all improvements thereon erected and all fixtures and appurtenances thereunto belonging, to FEDERAL HOME LOAN MORTGAGE CORPORATION, its successors and assigns forever.
