TRANSMISSION LINE EASEMENT
KNOW ALL MEN BY THESE PRESENT:
That We, the undersigned RICHARD A. SANDERSON and ADELL SANDERSON, husband and wife,
(Grantors), for a good and valuable consideration, the receipt of which is hereby acknowledged, do hereby
grant, convey and warrant unto Lower Valley Energy, a Cooperative Corporation, of Afton and Jackson,
Wyoming and to its successors and assigns, "Grantees a perpetual easement and right of way for the
construction and continued maintenance, repair, alteration and replacement of the electric transmission
facilities and related state of the art technological improvements in service to members, of the Grantee, to be
constructed and maintained under, over, upon and across the premises of Grantor in Lincoln County, State of
Wyoming, along a line described as follows, to wit:
BEING part of the S SE '/4 SE /4 of Section 26, Township 36 North, Range 119 West of the 6th P.M.,
Lincoln County, Wyoming.
BEGINNING at a point being the southeast corner of said S SE' SE 'A of Section 26 as indicated on
a witness brass cap located 30 feet to the east; Thence west 40 feet to a point on the south property
boundary; Thence easement begins and bears N 00° 09' 25" E, 690 feet, more or less, to a point on the
north property boundary, said point being S 89° 51' 10" W, 40 feet from the northeast property
corner.
EASEMENT width 40 feet on each side of described centerline.
Together with all necessary and reasonable rights of ingress and egress and to excavate and refill ditches and
trenches for the location and repair of said facilities located within this easement and to cut, trim, otherwise
control, or remove trees, shrubbery, undergrowth or other obstructions within 50 feet of the centerline of the
transmission facilities or improvements which interfere with or threaten to interface with or endanger the
operation, repair, or maintenance of said facilities. The Grantor acknowledges that Electric and Magnetic
Fields (EMF) are naturally occurring in the transmission of electricity, and the Grantee has here notified
Grantor that EMF testing and information is available upon request from the Grantee. This Easement by
Grantor is intended to include so much space as is necessary or appropriate to the presence of EMF and
reasonable operation of the Grantee's transmission lines.
The undersigned agrees that all poles, wires and other facilities, installed on the above described lands at the
Grantee's expense shall remain the property of the Grantee, removable in the sole discretion of the Grantee.
We hereby release and waive all rights under and by virtue of the Homestead Exemption Laws of the said
State.
