SHERIFF'S DEED
WHEREAS, Joseph Sadler and Ginnie D Sadler, as mortgagor(s),
mortgaged to Beneficial Wyoming Inc., as mortgagee, the hereinafter described
real property by that certain mortgage dated August 16, 2007 (the "Mortgage
and duly recorded in the records of the office of the County Clerk and ex- officio
Register of Deeds in and for Lincoln County, State of Wyoming, on August 20,
2007, at Reception No. 932316 in Book 669 at Page 442.
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Beneficial Wyoming, Inc, acting under a power of sale contained in
the Mortgage, proceeded to advertise for sale and did sell the hereinafter
described real property on October 16, 2012, at 10:00 o'clock in the forenoon, at
public venue, at the front door of the Lincoln County Courthouse located at 925
Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, Beneficial Wyoming, Inc "Successful Bidder made
the highest and best bid for the hereinafter described real property in the sum of
$110,593.05, and the said real property was then and there sold to the
Successful Bidder on October 16, 2012 "Sale Date and a Certificate of Sale
was issued by the undersigned Sheriff in and for Lincoln County, State of
Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale
was duly recorded in the records of the office of the County Clerk and ex- officio
Register of Deeds in and for Lincoln County, State of Wyoming, on October 16,
2012, at Reception No. 967387 in Book 796 at Page 275.
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said Beneficial Wyoming,
Inc, 636 Grand Regency Blvd, Brandon, FL 33510, its successors and assigns,
all right, title, and interest to the following described real property situate in
Lincoln County, State of Wyoming, to -wit:
LOTS 5, 6, 7 AND 8 OF BLOCK 28 OF THE FIRST
ADDITION TO THE TOWN OF LABARGE,
FORMERLY TULSA, LINCOLN COUNTY,
WYOMING AS DESCRIBED ON THE OFFICIAL
PLAT THEREOF.
with an address of 440 S. Oak St., Labarge, WY 83123
Together with all improvements thereon situate and
all fixtures and appurtenances thereto.
TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and ail fixtures and appurtenances thereunto
belonging, to Beneficial Wyoming, Inc, its successors and assigns forever.
