SHERIFF'S DEED
WHEREAS, Daniel A. Recla and Mary R. Recla, as mortgagor(s),
mortgaged to First National Bank of Pinedale, as mortgagee, the hereinafter
described real property by that certain mortgage dated March 23, 2006 (the
"Mortgage and duly recorded in the records of the office of the County Clerk
and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on
May 3, 2006, at Reception No. 918034 in Book 618PR at Page 694.
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Wells Fargo Bank, N.A. successor in interest to First State Bank of
Pinedale, formerly known as First National Bank of Pinedale, acting under a
power of sale contained in the Mortgage, proceeded to advertise for sale and did
sell the hereinafter described real property on August 28, 2012, at 10:00 o'clock
in the forenoon, at public venue, at the front door of the Lincoln County
Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State
of Wyoming; and
WHEREAS, Wells Fargo Bank, N.A. successor in interest to First
State Bank of Pinedale, formerly known as First National Bank of Pinedale
"Successful Bidder made the highest and best bid for the hereinafter
described real property in the sum of $57,660.00, and the said real property was
then and there sold to the Successful Bidder on August 28, 2012 "Sale Date
and a Certificate of Sale was issued by the undersigned Sheriff in and for
Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date,
which Certificate of Sale was duly recorded in the records of the office of the
County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of
Wyoming, on August 28, 2012, at Reception No. 966487 in Book 792 at Page
573.
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said Wells Fargo Bank,
N.A., 3476 Stateview Blvd, Fort Mill, SC 29715, its successors and assigns, all
right, title, and interest to the following described real property situate in Lincoln
County, State of Wyoming, to -wit:
LOT 17 AND 18 OF BLOCK 28 OF FIRST ADDITION
TO THE TOWN OF LABARGE, LINCOLN COUNTY,
WYOMING AS DESCRIBED ON THE OFFICIAL
PLAT THEREOF.
with an address of 421 South Pine Street, Labarge, WY 83123
Together with all improvements thereon situate and
all fixtures and appurtenances thereto.
TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to Wells Fargo Bank, N.A., its successors and assigns forever.
