make, execute and deliver to the Jackson State Bank
predecessor in interest, that certain real estate mortgage recorded in the Office of
the County Clerk of Lincoln County, Wyoming, on July 12, 2007, in Book 665, at
Page 538, as Document No. 931223 (the "Mortgage and
WHEREAS, default has occurred in the payment of the principal and
interest on the underlying note secured by the Mortgage, and the Mortgage
contained full power of sale therein specified and provided by law, and no suit or
proceedings had been instituted at law to recover the debts remaining secured by
the Mortgage or any part thereof; and
WHEREAS, on October 9, 2012, pursuant to proper notice and proceedings
according to the statutes of the State of Wyoming pertaining to the foreclosure of
real estate mortgages, the property hereinafter described was sold at 10:00 o'clock
a.m., on the steps of the Lincoln County Courthouse, City of Kemmerer, Wyoming,
by Mitchell D. Hale, as Deputy Sheriff of Lincoln County, Wyoming; and
WHEREAS, at the said sale, Wells Fargo Bank, N.A. purchased the real
estate described below for the sum of $28,830.00 (amount bid if purchased by
iviortgagee); and
WHEREAS, pursuant to said sale and said proceedings, Mitchell D. Hale, as
Deputy Sheriff of Lincoln County, Wyoming, did execute and deliver to said
purchaser a Certificate of Sale, the same being dated October 9, 2012, and being
recorded in the Office of the County Clerk of Lincoln County, Wyoming, on
October 9, 2012, in Book 795, page 625, as Document Number 967243; and
WHEREAS, the periods of redemption prescribed by §1 -18 -103 and 1 -18-
104, Wyoming Statutes, have expired and Grantee is entitled by law to a proper
conveyance of the real property hereinafter described;
NOW, THEREFORE, KNOW ALL MEN BY THIS DEED, in consideration of
the premises and by virtue of the sale and purchase and payment of said money
(amount bid if purchased by Mortgagee) as aforesaid by said purchaser, and by
virtue of the authority vested in me by law, I have granted and sold and do hereby
convey to Wells Fargo Bank, N.A., its successors and assigns, all of the certain real
property situated in Lincoln County, Wyoming, described as:

THIS INDENTURE, made this ZZ„, day of February, 2013, by and
between M. Shane Johnson, Sheriff of the County of Lincoln, State of Wyoming,
hereinafter referred to as "Grantor and Wells Fargo Bank, N.A., 4101 Wiseman
Blvd., Bldg. 205, San Antonio, TX 78251, hereinafter referred to as "Grantee
WITNESSETH:
