WHEREAS, Thomas E Wellard and Tammy J Wellard, as mortgagor(s), mortgaged to U.S.
Bank National Association ND, as mortgagee(s), the hereinafter described real property by that
certain mortgage dated August 20, 2002 (the "Mortgage and duly recorded in the records of
the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State
of Wyoming, on August 20, 2002, at Reception No. 883538 in Book 497 at Page 683
WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County,
State of Wyoming, pursuant to the request and direction of U.S. Bank National Association ND,
acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did
sell the hereinafter described real property on June 19, 2012 at the front door of the Lincoln
County Courthouse located in Lincoln County, State of Wyoming;
WHEREAS, U.S. Bank National Association ND, "Successful Bidder made the highest and
best bid for the hereinafter described real property in the sum of $42,250.00, and the sold real
property was then and there sold to the Successful Bidder on June 19, 2012 "Sale Date and a
Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of
Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duty
recorded in the records of the Office of the County Clerk and Ex- Officio Register of Deeds in
and for Lincoln County, State of Wyoming, on June 19, 2012, at Reception No. 965189, in Book
788, at Page 44;
WHEREAS, no one has appeared to redeem the hereinafter described real property under `the
laws of the State of Wyoming, and the time for doing so has now expired;
NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that as Sheriff in and for
said Lincoln County, State of Wyoming, in consideration of the premises, have GRANTED,
BARGAINED AND SOLD, and do hereby TRANSFER and CONVEY, to said U.S. B,aizk
National Association ND, its successors and assigns, all right, title and interest to the following
described real property situate in Lincoln County, State of Wyoming, to wit:
LOT 1 OF THE MILLER SUBDIVISION, LINCOLN, COUNTY, WYOMING AS DESCRIBED
ON THE OFFICIAL PLAT THEROF
With an address of 147 Miller Loop, Afton, WY 83110 together with all improvements there`dn
situated and all fixtures and appurtenances, thereto.
TO HAVE AND TO HOLD said described premises, together with all improvements thereon
erected and all fixtures and appurtenances thereunto belonging to U.S. Bank National
Association ND, its successors and assigns forever.
