This SPECIAL WARRANTY DEED, made this Flay of 2013, by and
between Westmoreland Kemmerer, Inc., a Delaware corporation, whose address is 6520 Elkol
County Road 304, Kemmerer, Wyoming 83101 "Grantor and George Christopher Krell and
Tammy Lynn Krell, husband and wife, whose address is P.O. Box 68, Kemmerer, Wyoming
83101 "Grantees
Grantor, for and in consideration of the sum of Ten and no /100 Dollars ($10.00) and
other good and valuable consideration, the receipt and sufficiency of which is hereby
acknowledged, has granted, bargained, sold and conveyed, and by these presents does grant,
bargain, sell, convey and confirm unto Grantee, its successors and assigns forever, all the real
property together with improvements, if any, situate, lying and being in the County of Lincoln,
State of Wyoming, located at as more
particularly described on Exhibit A attached hereto and incorporated herein by reference.
TOGETHER with all and singular the hereditaments and appurtenances thereto
belonging, or in anywise appertaining, and the reversions, remainders, rents, issues and profits
thereof; and all the estate, right, title, interest, claim and demand whatsoever of the Grantor,
either in law or in equity, of, in and to the above bargained premises, with the hereditaments and
appurtenances.
TO HAVE AND TO HOLD the Property above bargained and described, with the
appurtenances unto Grantee, its successors and assigns forever. And Grantor, for itself, its
successors and assigns, covenants and agrees that Grantor shall and will WARRANT AND
FOREVER DEFEND the above bargained premises in the quiet and peaceable possession of
Grantee, its successors and assigns, against all and every person or persons lawfully claiming or
to claim the whole or any part thereof, by, through, or under Grantor, except for all matters of
record.
This conveyance is made by Grantor and accepted by Grantee subject to all prior leases of
record; to all prior conveyances of record of portions of the Real Estate or interests in the Real
Estate, or of any rights, titles or interests therein; to reservations of rights to drill for oil, gas,
water and other minerals of record; and to all exceptions, reservations, conditions, rights,
privileges, easements, encumbrances or rights -of -way as are contained within prior instruments
of record affecting the Real Estate;
IN WITNESS WHEREOF, Grantor has executed this deed on the date set forth above.

LEGAL DESCRIPTION

A parcel of land being part of E 1/2 NE '/a of Section 11 and the W 1/2 NW 1/4 of Section 12 and
parts of Tracts 74 and 75, all of the resurvey of T. 21 N., R. 116 W. of the 6 P.M., Lincoln
County, Wyoming and being more particularly described as follows:
Commencing at the common corner of Section 1, 2, 11, and 12 of the resurvey of T. 21 N., R.
116 W. of the 6 P.M., Lincoln County, Wyoming, where is found a standard U.S.G.L.O. brass
cap; thence S 30 54' 28 "W, 733.71 feet to the point of beginning of this description. Said point
of beginning also being the point of beginning of a particular parcel of land recorded and
described in Book 711 Page 24, on file at the Lincoln County Courthouse, herein after known as
the Krell Parcel. Said point of beginning being monumented by a 2" aluminum cap on a 5/8"
rebar, stamped "CCI, PELS 5465" with appropriate markings. Said monument herein after being
referred to as a "rebar with CCI cap;"
Thence N 0 04'03" W, 214.57 feet to a point, where is found a rebar with CCI cap;
Thence N 89 55' 57" E 1776.72 feet to a point on a curve to the right of the west right -of -way
boundary of Wyoming State Highway 233, where is found a rebar with CCI cap;
Thence 284.69 feet along the arc of a curve to the right of the west right -of -way boundary of said
Highway to the PC of said curve, where is found a 6" x 6" concrete highway right -of -way
monument with the top sheared off; said curve to the right having a radius of 1759.86 feet, a
central angle of 9 16'07" and a chord of 284.38 feet which bears S 19 15' 22" W;
Thence S 23 53' 15" W along said west right -of -way, 118.20 feet to a point, where is found a
rebar with CCI cap. Said point being on the north boundary line of said Krell Parcel.
The following 6 courses being along the northern boundary of said Krell parcel.
Thence S 86 27' 23" W, 184.35 feet to a point, where is found a rebar with CCI cap;
Thence S 86 27' 23" W, 339.20 feet to the PC of a curve to the right, where is found a rebar
with CCI cap;
Thence 523.48 feet along the arc of said curve to the right to the PT of said curve. The radius of
said curve to the right being 1770.03 feet with a central angle of 16 56' 42 The chord of said
curve to the right being 521.57 feet, which bears N 85 05' 20" W.
Thence N 76 36' 59" W, 175.55 feet to a point, where is found a rebar with an aluminum cap
stamped "BORAH, LS 2616
Thence N13 22'56" E, 100.00 feet to a point where is found a rebar with CCI cap;
Thence N 88 45' 17" W, 445.08 feet to the point of beginning.
Said parcel contains 13.44 acres more or less.
