SHERIFF'S DEED
WHEREAS, Melissa Cramer and Daniel Wood, as mortgagor(s),
mortgaged to Bank of The West, as mortgagee, the hereinafter described real
property by that certain mortgage dated December 4, 2009 (the "Mortgage and
duly recorded in the records of the office of the County Clerk and ex- officio
Register of Deeds in and for Lincoln County, State of Wyoming, on December
15, 2009, at Reception No. 951097 in Book 738 at Page 332.
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Bank of the West, acting under a power of sale contained in the
Mortgage, proceeded to advertise for sale and did sell the hereinafter described
real property on November 6, 2012, at 10:00 o'clock in the forenoon, at public
venue, at the front door of the Lincoln County Courthouse located at 925 Sage
Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, Bank of the West "Successful Bidder") made the
highest and best bid for the hereinafter described real property in the sum of
$23,000.00, and the said real property was then and there sold to the Successful
Bidder on November 6, 2012 "Sale Date and a Certificate of Sale was issued
by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the
Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded
in the records of the office of the County Clerk and ex- officio Register of Deeds
in and for Lincoln County, State of Wyoming, on November 6, 2012, at
Reception No. 967821 in Book 797 at Page 581.
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that 1, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said Bank of the West,
2608 West Howesdale Road, Spokane, WA 99208, its successors and assigns,
all right, title, and interest to the following described real property situate in
Lincoln County, State of Wyoming, to -wit:
TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to Bank of the West, its successors and assigns forever.
