SCHAFFARZICK TRUST dated April 22, 2005, of 707 Pearl Street, Kemmerer, Wyoming 83101, Grantors, for and in consideration often dollars ($10.00) and other valuable consideration in hand paid, receipt whereof is hereby acknowledged, CONVEY AND WARRANT to David R. Russell, O.D., a Wyoming Corporation, of 916 Main Street, Evanston, Wyoming 82930, Grantee, hereby releasing and waiving all rights under and by virtue of the Homestead Exemption Laws of the State of Wyoming, the following described real estate, suite in Lincoln County, State of Wyoming: A parcel of land being part of Lots 5 and 6 of Block 11 of the Original Town of Kemmerer, Lincoln County, Wyoming; and, being part of that particular parcel of land conveyed from Frank W. Klun to Robert D. Schaffarzick and Lynn Marie Schaffarzick by Warranty Deed as described and recorded in Book 445PR on page 213 on file in the Lincoln County Clerk's Office herein after referred to as the Schaffarzick parcel. This parcel being more particularly described as follows: Commencing at the southerly most corner of Lot 6 in Block 11 of the original Town of Kemmerer; thence N 33 °26' E, along the common boundary line between said Block 11 and Klondyke Street, 39.0 feet to the Point of Beginning; thence N 56 °34' W, along a line parallel with the common boundary of lines of said Lots 5 and 6 of said Block 11, 140.0 feet to a point on the common boundary of said Lot 6 and the south or easterly boundary line of the alley of said Block 11; thence N 33 °26' E, 11.0 feet to the northerly most corner of said Lot 6; thence continuing, N 33 °26' E, 25.00 feet to the northerly most corner of said Schaffarzick parcel; thence S 56 °34' E, along a line parallel with the common boundary line between said Lots 5 and 6, 140.0 feet to the easterly most corner of said Schaffarzick parcel; thence S 33°26' W, along the said north or westerly boundary line of Klondyke Street, 25.0 feet to the southerly most corner of said Lot 5; thence continuing S 33 °26' W, 11.0 feet to the point of beginning. Said parcel containing 5,040 square feet, more or less. Also known as 816 Klondyke, Kemmerer, WY 83101. Reserving, however unto Grantors, and their heirs and assigns, an easement to enter upon, cross, and otherwise use for ingress, egress maintenance, improve, and build on the remaining portion of Lot 6 in Block 11,over the above described parcel and being more particularly described as follows: Commencing at the southerly most corner of Lot 6 in Block 11 of the original Town of Kemmerer; thence N 33 °26' E, along the common boundary line between said Block 11 and Klondyke Street, 39.0 feet; 00084 RECEIVED 4/1/2013 at 10:05 AM RECEIVING 970245 BOOK: 808 PAGE: 84 JEANNE WAGNER LINCOLN COUNTY CLERK, KEMMERER, WY thence N 56 °34' W, along a line parallel with the common boundary of line of said Lots 5 and 6 of said Block 11, 75.0 feet to the Point of Beginning; thence N 56 °34' W, along a line parallel with the common boundary of line of said Lots 5 and 6 of said Block 11, 65.0 feet to a point on the common boundary of said Lot 6 and the south or easterly boundary line of the alley of said Block 11; thence N 33 °26' E, 11.0 feet to the northerly most corner of said Lot 6; thence continuing, N 33°26' E, 25.0 feet to the northerly most corner of said Schaffarzick parcel; thence S 56 °34' E, along a line parallel with the common boundary line between said Lots 5 and 6, 65.0 feet to a point; thence S 33 °26' W, 36.0 feet to the point of beginning. Said easement being 36' x 65' and containing 2,340 square feet, more or less. TOGETHER WITH all rights, privileges and appurtenances belonging or in anywise appertaining thereto, being subject, however, to easements, rights of way, restrictions and reservations of record.
