Lincoln County, Wyoming, being part of that tract of record in
the Office of the Clerk of Lincoln County in Book 323PR on
page 364, described as follows:
Beginning at the northeast corner of said SE /4NE found as
described in the Corner Record filed in said Office;
thence S 89 °38.2' W, 435.00 feet, along the North line of said
SE /4NE to a spike;
thence S00 °25.0' W, 258.04 feet to a point;
thence S 89 °34.0' E, 500.98 feet to a point on the east line of
said tract of record;
thence N 00 °26.0' E, 264.48 feet, along said east line, to a spike
on the north line of said SW /4NW
thence N 89°54.3' W, 66.10 feet, along said north line, to the
point of beginning.

THIS DEED made this b day of January, 2001, by and between Lee Gardner,
Sheriff in and for Lincoln County, Wyoming, and, Principal Residential Mortgage, Inc., 711
High Street, Des Moines, IA 50392 -0780.
WITNESSETH:
WHEREAS, on the 20 day of May, 1996, Shawn M. Taggart and Kerri L. Taggart,
Husband and wife, as mortgagors, executed and delivered to First Colony Mortgage
Corporation, as mortgagee, their certain real estate mortgage conveying and mortgaging to
the mortgagee the lands described as:
and which mortgage was given to secure payment of the sum of $95,950.00 together with
interest on said principal at the rate of 8.375% per annum, and which mortgage was recorded
in the office of the County Clerk of Lincoln County, Wyoming on May 24, 1996 in Book
383PR on Page 669 Mortgagee assigned said mortgage to Principal Residential Mortgage,
Inc. by assignment recorded May 29, 1996 in the office of the County Clerk, Lincoln
County, Wyoming, in Book 383PR on Page 842.
WHEREAS, no suit or proceedings has been instituted at law to recover the debt

remaining secured by the said mortgage or any part hereof, and default has been made in
said mortgage in that monthly installments have not been paid, and the mortgagee elected
to declare the entire remaining indebtedness due and payable; and
WHEREAS, notice of foreclosure sale was given by mortgagee pursuant to the power
of sale contained in said mortgage and in the manner and form as required by the statutes
of the State of Wyoming, and such notice was published in the Star Valley Independent, a
newspaper of general circulation in Afton, Lincoln County, Wyoming, on June 15, 22, 29
July 6, 2000, in which notice specified that the sale of the mortgaged premises would be
made at the front door of the Courthouse in Lincoln County, Wyoming, at the hour of
10:00 in the forenoon on the 19 day of July, 2000, by the Sheriff or Deputy Sheriff of
Lincoln County, Wyoming; and
WHEREAS, in accordance with the said notice of foreclosure sale, the undersigned
Sheriff or Deputy Sheriff in and for Lincoln County, Wyoming, and at the time and place
specified in the notice of sale, offered the mortgaged premises for sale at public vendue to
the highest bidder for cash; and
WHEREAS, the highest and best bid for the premises was made by Principal
Residential Mortgage, Inc., which bid was the sum of $98,785.79; and
WHEREAS, thereafter and on the 19t' day of July, 2000, the undersigned Sheriff or
Deputy Sheriff executed a Certificate of Sale disclosing the facts concerning the sale and
which certificate was recorded in the office of the County Clerk of Lincoln County,
Wyoming on July 19, 2000 as Instrument No. 867081; and
WHEREAS, more than four months have expired from and after the date of said sale
and there has been no redemption of the mortgaged premises and no assignment has been
made by the purchaser at said sale.
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Lee
Gardner, Sheriff or Deputy Sheriff of Lincoln County, Wyoming, in consideration of the
premises and in consideration of the purchase price set forth above, have granted, bargained,

sold and conveyed and do hereby grant, bargain, sell and convey to Principal Residential
Mortgage, Inc., its successors and assigns, the real property described above to have and to
hold said premises with all the appurtenances thereunto belonging to Principal Residential
Mortgage, Inc., its successors and assigns forever.
