described as follows:

15'30 "W 194.00 feet; thence S89 44'30" 449.72 feet to said East line; thence
S0 15'30 "W, along said East line, 233.50 feet to the Point of Beginning.
Subject to reservations and restrictions contained in the United States
Patent and to easements and rights -of -way of record or in use.
