The undersigned, Lorna S. Broadbent, Personal Representative of the Estate of Joseph R.
Broadbent, aka J. R. Broadbent, [Uinta County, Wyoming, Probate No. 10 -313] "Grantor of 1466
South Wasatch Drive, Salt Lake City, UT 84108, for good and valuable consideration, the receipt
and sufficiency of which is hereby acknowledged, does hereby grant, convey, transfer, deliver and
assign to the J. R. Broadbent Marital Trust, dated October 12, 1979, Loma S. Broadbent, Ray S.
Broadbent and Joseph S. Broadbent, Co- Trustees, "Grantee c/o Lorna S. Broadbent, 1466 South
Wasatch Drive, Salt Lake City, UT 84108, all right, title and interest in and to all oil, gas and other
minerals which may be produced from the property described on Exhibit A attached hereto and
incorporated by this reference.
Together with the right of ingress and egress at all times for the purpose of mining, drilling,
exploring, operating and developng the property for oil, gas and other mineral production, storing
handling, transporting, and marketing the same with the right to remove from the property all of
Grantee's property and improvements.
Grantor assigns, conveys and transfers to Grantee all right, title and interest in and
to any and all royalty interests in the properties listed on Exhibit A. The royalty interest hereby
assigned shall be free and clear of all cost, except for Grantee's share of gross production taxes,
severance taxes and taxes of a similar nature. This assignment shall apply to any and all extensions,
renewals and substitute leases obtained by the leasehold interest owners and their successors and
assigns.
It is the intent of this instrument to convey all of Grantor's right, title and interest in and to
the property listed on Exhibit A to Grantee. Grantee shall receive all bonuses, rents, royalties,
