SHERIFF'S DEED
WHEREAS, David W. Higgins aka David Wayne Higgins and Lisa
B. Higgins aka Lissa Boccio Higgins, as mortgagor(s), mortgaged to Mortgage
Electronic Registration Systems, Inc., as nominee for Oceans Funding Company,
Inc., its successors and assigns, as mortgagee, the hereinafter described real
property by that certain mortgage dated December 15, 2004 (the "Mortgage
and duly recorded in the records of the office of the County Clerk and ex- officio
Register of Deeds in and for Lincoln County, State of Wyoming, on December
17, 2004, at Reception No. 905342 in Book 575 at Page 245.
The mortgage and note secured thereby were assigned for value as follows:

Assignment dated: November 5, 2012
Assignment recorded: December 10, 2012
Assignment recording information: at Reception No. 968448 in Book 800 at Page
422
All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Central Mortgage Company, acting under a power of sale contained
in the Mortgage, proceeded to advertise for sale and did sell the hereinafter
described real property on January 29, 2013, at 10:00 o'clock in the forenoon, at
public venue, at the front door of the Lincoln County Courthouse located at 925
Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, Central Mortgage Company "Successful Bidder
made the highest and best bid for the hereinafter described real property in the
sum of $213,954.67, and the said real property was then and there sold to the
Successful Bidder on January 29, 2013 "Sale Date and a Certificate of Sale
was issued by the undersigned Sheriff in and for Lincoln County, State of
Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale
was duly recorded in the records of the office of the County Clerk and ex- officio
Register of Deeds in and for Lincoln County, State of Wyoming, on January 29,
2013, at Reception No. 969201 in Book 803 at Page 453.;
WHEREAS, said Certificate of Sale was assigned to Federal
National Mortgage Association, its successors and assigns by that certain
Assignment of Certificate of Sale dated February 15, 2013 and recorded in the
records of the County Clerk and ex- officio Register of Deeds in and for Lincoln
County, State of Wyoming, on t0- j 2- 2 t} 3 2013 at Reception No.
9 in Book 5(13 at Page S J
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said FEDERAL NATIONAL
MORTGAGE ASSOCIATION, whose address is International Plaza II, 14221
Dallas Parkway, Ste. 1000, Dallas, TX 752542916, its successors and assigns,
all right, title, and interest to the following described real property situate in
Lincoln County, State of Wyoming, to -wit:

TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to FEDERAL NATIONAL MORTGAGE ASSOCIATION, its successors
