successor bank to First Security Bank, N.A., formerly First Security Bank of Utah, N.A.,
as Trustee of the Patricia M. Light #2 Trust Number 514048720, whose address is P.O.
Box 5383, Denver, Colorado 80217 "Grantor for good and valuable consideration, the
receipt and sufficiency of which are hereby acknowledged, does grant and remise,
release, sell and convey unto the Grantee listed below, and its successors and assigns, all
right, title, interest, claim and demand, which Grantor has in and to all oil, gas and other
minerals in and under and that may be produced from and all royalties associated with the
properties described in Exhibit "A" attached to and incorporated in this Trustee's Bargain
and Sale Deed, situate in Lincoln County, Wyoming (the "Properties The Grantee in
this deed is as follows:

The Patricia M. Light #2 Trust Number 514048720 is also known as the Patricia
M. Light Trust Agreement created by Louise Covey Moyle as "settlor" and "trustee"
dated August 7, 1984 for the benefit of Patricia M. Light; for purposes of the Trustee's
Bargain and Sale Deed, any reference to the Patricia M. Light Trust Number 514048720
shall also mean the Patricia M. Light Trust Agreement created by Louise Covey Moyle
dated August 7, 1984 f/b /o Patricia M. Light.
This Trustee's Bargain and Sale Deed covers all interests, including after
acquired title of Wells Fargo Bank, N.A., as Trustee of the Patricia M. Light Trust
Agreement dated August 7, 1984 in the Properties, including mineral interests, oil and
gas royalties, unit participation interests, and any interests held by Grantor and or
acquired under the terms of the Special Warranty Deed dated February 23, 1977, and
recorded February 28, 1977 in the records of Lincoln County, Wyoming at File No.
489804, Book 134PR, at Page 173 "Special Warranty Deed
The purpose of this Trustee's Bargain and Sale Deed is to grant and remise,
release, sell and convey, assign, transfer and set over to James A. Light, as the successor
trustee of the Patricia M. Light Trust Agreement dated August 7, 1984, all the interests
and rights which were transferred to the Grantor, as the successor Trustee to First
Security Bank of Utah by the Special Warranty Deed.
IT IS THE INTENTION OF THE GRANTOR, that despite any descriptions used
or any quantum of interest recited in this Trustee's Bargain and Sale Deed, whether
misdescribed or omitted from Exhibit "A" hereto, that by this Trustee's Bargain and Sale
Deed, Grantor hereby conveys, assigns, transfers, sets over and releases unto the Grantee all
interests of whatever Grantor owns in and to all oil, gas, other mineral interests, including all
royalty interests, all overriding royalty interests, all working interests and any other oil and
gas and/or other mineral leasehold interests owned in any oil and gas lease or leases and/or
other mineral lease or leases or in lands and/or leases pooled or communitized therewith
(hereinafter all of the above is referred to as "OGM INTERESTS located in Lincoln
County, Wyoming, in which the Grantor owned an interest therein (or in which the Grantor
had a right or claim to an interest therein). And also by this Trustee's Bargain and Sale
Deed, Grantor hereby grants, conveys, assigns, transfers, sets over and releases to the
Grantee all interests in and to any personal property which is associated with the OGM
INTERESTS transferred hereby including any equipment related thereto, which is
presently owned by the Grantor in Lincoln County, Wyoming.
Grantor makes no representations and gives no warranties of title or otherwise
regarding the interests conveyed hereby and specifically this Trustee's Bargain and Sale
Deed is made without warranty of any kind, express, implied or statutory, but with full
substitution and subrogation of the Grantee in and to all covenants and warranties by
others heretofore given or made in respect of the OGM INTERESTS conveyed herein or
any part thereof. Grantor further disclaims all personal or individual liability or
responsibility herein, its responsibility being solely in its capacity as Trustee.
IN WITNESS WHEREOF, Grantor has executed this Trustee's Bargain and Sale
Deed as of the day and year written below.
