Sims and Lynda J. Sims, husband and wife, of Lincoln County, Wyoming, grantors, for and in consideration of the sum of Seventeen Thousand Seven Hundred Fifty Dollars ($17,750.00) paid by the grantees herein unto Lawyers Title Insurance Corporation, a Virginia corporation, convey and quitclaim unto Victor S. McGinnis and Dorothy J. McGinnis, husband and wife, grantees, of the Town of Big Piney, Sublette County, Wyoming, and to the survivor of them, as tenants by the entirety and not as tenants in common, all interest in the following described lands and real estate (Property) situate in the County of Lincoln, in the State of Wyoming, hereby releasing and waiving all rights under and by virtue of the homestead exemption laws of the State of Wyoming, to -wit: Township 26 N., Range 113 West, 6 Principal Meridian, Wyoming In the execution of this deed the grantors are not making any warranty or representation that they have any interest in the Property. Grantors have disclosed to grantees and the grantees are aware that the United States Department of the Interior, Bureau of Land Management "BLM claims ownership of the Property for the United States of America, and therefore in the event of the discharge, release, dismissal, withdrawal, abandonment or other act evidencing termination, extinguishment, or withdrawal of the said claim of ownership, and upon receipt of Seventeen Thousand Seven Hundred Fifty and NO /100 Dollars ($17,750.00), the grantees shall quitclaim the Property unto the grantor. Further the within deed is being executed by grantors as an accommodation only, and notwithstanding the execution and delivery of this deed, the grantors shall be entitled to remain in the exclusive possession of the Property.
