Jay Walton properties (as said fence existed on or about July 17, 1978), said point being approximately two (2) feet West of a corner post in said fence; thence running West along said fence a distance of 165.00 feet; thence North 150.00 feet; thence North 45° East, 232.25 feet; thence East 68.92 feet to a point in the westerly line of the U.S. 89 North Highway Right of Way, last said point being on the arc of a curve concave to the Northeast having a radius of 1,959.86 feet, said point being southerly from the northerly terminus of said curve through a central angle of 16 °17'31" an arc distance of 557.28 feet; thence running southeasterly along said highway through a central angle of 9°32'11" an arc distance of 326. 20 feet to a point in a fence line running westerly; thence leaving said highway and running South 86° 48' 20" West along last said fence a distance of 186. 06 feet to the point of beginning, containing 1.7546 acres of land, more or less; EXCEPT the small triangular portion on the south side of the above RECEIVED 6/25/2013 at 9:02 AM RECEIVING 971642 BOOK: 814 PAGE: 307 JEANNE WAGNER LINCOLN COUNTY CLERK, KEMMERER, WY 8 9 10 11 12 13 14 15 16 17 18 19 20 21 23 1 2 3 4 5 6 7 22 described real estate heretofore conveyed by Quitclaim Deed as part of a larger parcel to DON AULLMAN, TRUSTEE of the Don Aullman Family Trust, as recorded with the Lincoln County (Wyoming) Clerk on April 16, 2012 in book 784 at pages 718 to 720; All being a portion of the Southwest Quarter (SW 1 /4) of Section Fourteen (14), T 34 N, R 119 W, 6th P.M., located in the Town of Thayne, Lincoln County, Wyoming. SUBJECT TO: All Mortgages, Liens, Encumbrances, Easements, Exceptions, Restrictions, Reservations, Rights -of Way, Improvements and Conditions of sight and/or record.
