JACK A. DOUGLAS AND AMBER DOUGLAS, HUSBAND AND WIFE (the "Grantor residing in Laramie
County in the State of Wyoming, for and in consideration of the sum of Ten Dollars ($10) in hand paid and other
good and valuable consideration, does hereby GRANT, CONVEY AND WARRANT unto JACK DOUGLAS
AND AMBER DOUGLAS, HUSBAND AND WIFE (the "Grantee residing at 848 Fox Farm Road, Kemmerer,
Wyoming, all of the following described real estate situate in Lincoln County, Wyoming, hereby releasing and waiv-
ing all rights under and by virtue of the homestead exemption laws of the State of Wyoming, to wit:
TOGETHER WITH all and singular the tenements, rights, privileges, hereditaments, and appurtenances thereunto
belonging or in any wise appertaining thereto, and all improvements affixed thereto, TO HAVE AND TO HOLD the
herein- described property unto the Grantee, and the Grantee's heirs and assigns, in fee simple, forever, as tenants by
the entirety, SUBJECT TO all patents, easements, rights of way, reservations, covenants, conditions, restrictions,
and prior recorded leases, assignment, deeds, and other conveyances or transfers of record of all or any part of the
mineral estate and all ad valorem property taxes levied upon the subject property from and after the date hereof.
AND the Grantor, for the Grantor and for the Grantor's heirs and personal representatives, covenants that at the time
of the making and delivery of this Warranty Deed the Grantor was lawfully seized of an indefeasible estate in fee
simple in and to the premises herein described and had good right and power to convey the same; that the same were
then free from all encumbrances; and that the Grantor warrants to the Grantee, and the Grantee's heirs and assigns,
the quiet and peaceful possession of such premises, and will defend the title thereto against all persons who may
lawfully claim the same.

Property Description
A tract of land in Lot 24 in Section 36, Township 22 Range 116 West of the 6th Principal
Meridian Lincoln County, Wyoming, said tract described as follows:
Beginning at a point on the South line of said Section 36, said point of beginning being the West
one sixteenth corner and lying North 89 degrees 38 minutes 08 seconds East, 1306.52 feet from
the Southwest corner thereof; thence North 00 degrees 03 minutes 08 seconds; East, 189.66 feet
along the West line of said Lot 24 to the as constructed centerline of Lincoln :County Road No.
327; thence the following seven (7) courses along said centerline:
North 51 degrees 46 minutes 14 seconds East, 408.35 feet; thence North 59 degrees 37 minutes 56
seconds East, 115.35 feet; thence North 76 degrees 06 minutes 49 seconds East, 117.16 feet;
thence South 86 degrees 52 minutes 06 seconds East, 322.41 feet; thence North 71 degrees 57
minutes 17 seconds East, 126.18 feet; thence North 49 degrees 47 minutes 120 seconds East,
130.56 feet; thence North 40 degrees 21 minutes 56 seconds East, 125.04 feet! to a point on the
Westerly right -of -way line of Wyoming State Highway No. 189, said point lying on an increasing
spiral curve to the left; thence Southerly 103.54 feet along said Westerly right-of-way line and the
arc of said spiral curve, the long chord of which bears South 25 degrees 57 minutes 56 seconds
West, 103.50 feet, to the Point of Curvature of a curve con -cave to the East, from which the radius
point bears South 65 degrees 26 minutes 11 seconds East, 1914.37 feet; thence Southerly 655.45
feet along said Westerly right -of -way line and the are of said curve, through a central angle of 19
degrees 37 minutes 02 seconds, the long chord of which bears South 14 degreies 45 minutes 18
seconds West, 652.26 feet to the South line of said Section 36; thence South 89 degrees 38 min-
utes 08 seconds West, 945.37 feet along said South line to the point of beginning;;
