WHEREAS, the Third Judicial District Court of Lincoln County, Wyoming, has heretofore
and on the 28th day of June, 2013, duly entered an Order authorizing and directing Judy Rose, in
her capacity as Personal Representative of the Estate of Wendell T. O'Keefe aka Wendell O'Keefe,
Deceased, to execute and deliver a deed as to certain real estate, as hereinafter described, upon
the performance of certain conditions by Grantees; and
WHEREAS, all conditions precedent have now been fully complied with by Grantees;
NOW, THEREFORE, Judy Rose, as Personal Representative of the Estate of Wendell T.
O'Keefe aka Wendell O'Keefe, Deceased, Grantor, for and in consideration of the sum of Ten and
No /100 Dollars ($10.00) and other valuable consideration in hand paid, the receipt whereof being
hereby acknowledged, does, by these presents, grant, bargain, sell, and convey unto Sherrie Lynn
O'Keefe and Ross Watkins, as joint tenants with right of survivorship and not as tenants in
common, Grantees, of PO Box 671, Afton, WY 83110, all of said estate's right, title and interest in
and to the following described real estate to -wit:
A TRACT OF LAND located within and being a part of the SE1 /4NE1/4 of Section
12, Township 31 North, Range 119 West of the Sixth Principal Meridian, Lincoln
County, Wyoming, with boundaries more particularly described as follows:
BEGINNING on the south boundary line of the SE1 /4NE1/4 of Section 12 at a point
which is located a distance of 676.00 feet (40 rods, 16 feet) West of the East
Quarter- section Corner of said Section 12, being also the southwest corner of the
Robert H. Dory and Loretta Dory, Trustees of the Robert H. Dory and Loretta Dory
Revocable Trust, property tract described in that quitclaim deed of record in Book
351 PR, page 447, in the Office of the Lincoln County Clerk, and identified by a 5/8
in. steel reinforcing bar post with 2.5 in. diameter aluminum survey cap inscribed
"ROSS TURNER PE &LS 3514 PROPERTY CORNER; and running
THENCE West, along the south boundary of the said SE1 /4NE1/4, a distance of
293.00 feet to a point, identified by a second 5/8 in. steel reinforcing bar post with
2.5 in. diameter aluminum survey cap inscribed "ROSS TURNER PE &LS 3514
PROPERTY CORNER;

THENCE North, parallel to the east boundary line of Section 12, a distance of
446.50 feet to a point, identified by a third 5/8 in. steel reinforcing bar post with 2.5
in. diameter aluminum survey cap inscribed "ROSS TURNER PE &LS 3514
PROPERTY CORNER;
THENCE East, parallel to the south boundary of the said SE1 /4NE1/4, a distance of
293.00 feet to a point, which is also the northwest corner of the said Dory Trust
property tract, identified by a fourth 5/8 in. steel reinforcing bar post with 2.5 in.
diameter aluminum survey cap inscribed "ROSS TURNER PE &LS 3514
PROPERTY CORNER;
THENCE South, coincident with the west boundary of the said Dory Trust property
tract, a distance of 446.50 feet to the point of beginning;
ENCLOSING an area of 3.00 acres, more or less;
TOGETHER WITH a non exclusive (shared) easement for access and underground
utilities between the above described tract and Wyoming Highway 241, with
boundaries more specifically described as follows:
BEGINNING at the point of intersection of the west boundary of Highway 241 and
the north boundary of the said Dory Trust property tract, located 446.50 feet north
and 40 feet west of the East Quarter- section Corner of Section 12, and identified by
a 5/8 in. steel reinforcing bar post with 2.5 in. diameter aluminum survey cap
inscribed "ROSS TURNER PE &LS 3514 ACCESS HIGHWAY R.O.W.; and
running
THENCE West, along the north boundary of the Dory Trust Property Tract a
distance of 636.00 feet to the common northwest corner of the Dory Tract and
northeast corner of the Sherrie Lynne O'Keefe Tract described above, identified by a
5/8 in. steel reinforcing bar post with 2.5 in. diameter aluminum survey cap inscribed
"ROSS TURNER PE &LS 3514 PROPERTY CORNER;
THENCE continuing west, along the north boundary of the said O'Keefe Tract a
distance of 60.00 feet to a point, identified by a 5/8 in. steel reinforcing bar post with
2.5 in. diameter aluminum survey cap inscribed "ROSS TURNER PE &LS 3514
ACCESS;
THENCE North, parallel to east section line, a distance of 60.00 feet to a point,
identified by a 5/8 in. steel reinforcing bar post with 2.5 in. diameter aluminum survey
cap inscribed "ROSS TURNER PE &LS 3514 ACCESS;

THENCE East, parallel to the said north boundary lines of the O'Keefe and Dory
Tracts, a distance of 595.93 feet to a point, identified by a 5/8 in. steel reinforcing
bar post with 2.5 in. diameter aluminum survey cap inscribed "ROSS TURNER
PE &LS 3514 ACCESS;
THENCE East northeasterly (N78 °12.5'E) a distance of 102.15 feet to the point of
intersection with the west right -of -way boundary of Highway 241, identified by a 5/8
in. steel reinforcing bar post with 2.5 in. diameter aluminum survey cap inscribed
"ROSS TURNER PE &LS 3514 ACCESS HIGHWAY R.O.W.;
THENCE South, along highway right -of -way boundary, a distance of 80.00 feet to
the point of beginning;
ENCLOSING an easement area of 0.98 acre, more or less.
