WHEREAS, the Third Judicial District Court of Lincoln County, Wyoming, has heretofore
and on the 28th day of June, 2013, duly entered an Order authorizing and directing Judy Rose, in
her capacity as Personal Representative of the Estate of Wendell T. O'Keefe aka Wendell O'Keefe,
Deceased, to execute and deliver a deed as to certain real estate, as hereinafter described, upon
the performance of certain conditions by Grantees; and
WHEREAS, all conditions precedent have now been fully complied with by Grantees;
NOW, THEREFORE, Judy Rose, as Personal Representative of the Estate of Wendell T.
O'Keefe aka Wendell O'Keefe, Deceased, Grantor, for and in consideration of the sum of Ten and
No /100 Dollars ($10.00) and other valuable consideration in hand paid, the receipt whereof being
hereby acknowledged, does, by these presents, grant, bargain, sell, and convey unto Sherrie Lynn
O'Keefe and Ross Watkins, as joint tenants with right of survivorship and not as tenants in
common, Grantees, of PO Box 671, Afton, WY 83110, all of said estate's right, title and interest in
and to the following described real estate to -wit:
A TRACT OF LAND located within and being a part of the SE1 /4NE1/4 of Section
12, Township 31 North, Range 119 West of the Sixth Principal Meridian, Lincoln
County, Wyoming, with boundaries more particularly described as follows:
BEGINNING on the east boundary line of the SE1 /4NE1/4 of said Section 12 at a
point which is located South a distance of 193.00 feet from the northeast corner of
the said SE1 /4NE1/4, said point being also the southeast corner of the Dirk R. and
Carla S. Lowe property tract and identified by a cotton gin spindle survey marker set
in the pavement surface of State Highway 241; and running
THENCE West, along the south boundary of the said Lowe tract, a distance of
176.00 feet to a point identified by a 5/8 in. steel reinforcing bar post with 2.5 in.
diameter aluminum survey cap inscribed "ROSS TURNER PE &LS 3514
PROPERTY CORNER;
THENCE South, parallel to the east boundary line of Section 12, a distance of
126.00 feet to a point identified by another 5/8 in. steel reinforcing bar post with 2.5
in. diameter aluminum survey cap inscribed "ROSS TURNER PE &LS 3514
PROPERTY CORNER;

THENCE East, parallel to the said Lowe boundary line, a distance of 176.00 feet to
an intersection point on the section boundary line, identified by a cotton gin spindle
survey marker set in the pavement surface of State Highway 241
THENCE North, along section boundary line, a distance of 126.00 feet to the point of
beginning;
ENCLOSING an area of 0.51 acres, more or less;
SUBJECT TO easements of record, including an easement for State Highway 241
over the east 40 feet of the tract.
TOGETHER WITH Domestic Water Well U.W. 116433 O'Keefe #1, well location
SENE 12 -31 -119.
