WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Citifinancial, Inc., acting under a power of sale contained in the
Mortgage, proceeded to advertise for sale and did sell the hereinafter described
real property on February 26, 2013, at 10:00 o'clock in the forenoon, at public
venue, at the front door of the Lincoln County Courthouse located at 925 Sage
Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, Citifinancial, Inc. "Successful Bidder made the
highest and best bid for the hereinafter described real property in the sum of
$75,900.00, and the said real property was then and there sold to the Successful
Bidder on February 26, 2013 "Sale Date and a Certificate of Sale was issued
by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the
Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded
in the records of the office of the County Clerk and ex- officio Register of Deeds in
and for Lincoln County, State of Wyoming, on February 26, 2013, at Reception
No. 969675 in Book 805 at Page 475;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said Citifinancial, Inc., 1111
Northpoint, Building 4, Suite 100, Coppell, TX 75019, its successors and
assigns, all right, title, and interest to the following described real property situate
in Lincoln County, State of Wyoming, to -wit:

All that certain land situated in the State of WY,
County of Lincoln, City of Alpine, described as
follows:
Unit A and LCA "A including any and all common
areas identified as "A" as shown on the Final Plat of
the Lost Elk Townhouse Addition to the Town of
Alpine, within the Town of Alpine, identified on the
Plat Number 191 -C, Instrument No. 883208, recorded
in the official records of the Lincoln County Clerk for
and in the County of Lincoln, State of Wyoming.
with an address of 155 Alpine Dr, Alpine, WY 83128
Together with all improvements thereon situate and
all fixtures and appurtenances thereto.
TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to Citifinancial, Inc., its successors and assigns forever.
