SHERIFF'S DEED
WHEREAS, Casey A. Nielson and Beth Nielson, as mortgagor(s),
mortgaged to Mortgage Electronic Registration Systems, Inc., as nominee for
Countrywide Home Loans, Inc., its successors and assigns, as mortgagee, the
hereinafter described real property by that certain mortgage dated November 11,
2005 (the "Mortgage and duly recorded in the records of the office of the
County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of
Wyoming, on December 30, 2005, at Reception No. 914882 in Book 608 at
Page 569.
The mortgage and note secured thereby were assigned for value as follows:

Assignment recorded: January 10, 2013
Assignment recording information: at Reception No. 968983 in Book 802 at Page
533
All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Federal National Mortgage Association, acting under a power of sale
contained in the Mortgage, proceeded to advertise for sale and did sell the
hereinafter described real property on February 26, 2013, at 10:00 o'clock in the
forenoon, at public venue, at the front door of the Lincoln County Courthouse
located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming;
and

WHEREAS, Federal National Mortgage Association "Successful
N v° w w Bidder made the highest and best bid for the hereinafter described real property
c O a Y in the sum of $158,137.94, and the said real property was then and there sold to
o a w the Successful Bidder on February 26, 2013 "Sale Date and a Certificate of
N w ij Sale was issued by the undersigned Sheriff in and for Lincoln County, State of
CO Z Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale

w z was duly recorded in the records of the office of the County Clerk and ex- officio
w w p Register of Deeds in and for Lincoln County, State of Wyoming, on February 28,
Y 2013, at Reception No. 969717 in Book 805 at Page 762;

m z WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said Federal National
Mortgage Association, its successors and assigns, all right, title, and interest to
the following described real property situate in Lincoln County, State of Wyoming,

all fixtures and appurtenances thereto.
TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to Federal National Mortgage Association, its successors and assigns
forever.
