Kathleen Needham, a single person, grantor, residing in Laramie County, State of
Wyoming, for and in consideration of Ten dollars ($10.00) and other good and valuable
consideration in hand paid, receipt whereof is hereby acknowledged, CONVEY AND
WARRANT to Garrett Needham, Tammy Needham, and Eric Needham jointly with rights
of survivorship, grantees, whose address is 339 Dalcour Drive, Cheyenne, Laramie County,
Wyoming, the following- described real estate, situate in Laramie County and State of
Wyoming, to -wit:
SEAL
Lot 34, Forest Meadow Subdivision, according to the official plat thereof
recorded in the Office of the County Clerk, Lincoln County, Wyoming.
Together with and including all improvements thereon and all appurtenances
and hereitaments thereunto belonging. Subject to all covenants, conditions,
restrictions, easements, reservations, and rights -of -way of sight and/or record.
and the said grantor hereby covenants with the said grantees that grantor is lawfully seized
of said premises; that they are free from encumbrances; and grantor warrants the title thereto
against the lawful claims of all persons whomsoever, except: restrictions, reservations,
easements and encumbrances of record.
Hereby releasing and waiving any and all rights under and by virtue of the
homestead exemption laws of this state.
