SHERIFF'S DEED
WHEREAS, Timothy D Heggenstaller and Jennifer M
Heggenstaller, as mortgagor(s), mortgaged to Mortgage Electronic Registration
Systems, Inc., as nominee for Ditech.com f /k /a Ditech.com, Inc., its successors
and assigns, as mortgagee, the hereinafter described real property by that
certain mortgage dated June 15, 2006 (the "Mortgage and duly recorded in the
records of the office of the County Clerk and ex- officio Register of Deeds in and
for Lincoln County, State of Wyoming, on July 14, 2006, at Reception No.
920232 in Book 626 at Page 370.
The mortgage and note secured thereby were assigned for value as follows:

WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Nationstar Mortgage LLC, acting under a power of sale contained in
the Mortgage, proceeded to advertise for sale and did sell the hereinafter
described real property on February 5, 2013, at 10:00 o'clock in the forenoon, at
public venue, at the front door of the Lincoln County Courthouse located at 925
Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, Nationstar Mortgage LLC "Successful Bidder made
the highest and best bid for the hereinafter described real property in the sum of
$132,679.84, and the said real property was then and there sold to the
Successful Bidder on February 5, 2013 "Sale Date and a Certificate of Sale
was issued by the undersigned Sheriff in and for Lincoln County, State of
Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale
was duly recorded in the records of the office of the County Clerk and ex- officio
Register of Deeds in and for Lincoln County, State of Wyoming, on February 5,
2013, at Reception No. 969332 in Book 804 at Page 26;
WHEREAS, said Certificate of Sale was assigned to Federal
National Mortgage Association, its successors and assigns by that certain
Assignment of Certificate of Sale dated April 1, 2013 and recorded in the records
of the County Clerk and ex- officio Re ister of Deeds in and for Lincoln County,
State of Wyoming, on F;u L 2013 at Reception No.
q 72212- in Book SILL J at Page 6
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that 1, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said FEDERAL NATIONAL
MORTGAGE ASSOCIATION, whose address is International Plaza II, 14221
Dallas Parkway, Ste. 1000, Dallas, TX 752542916, its successors and assigns,
all right, title, and interest to the following described real property situate in
Lincoln County, State of Wyoming, to -wit:
